Commercial Business Development Representative – HVAC

Advantage Mechanical Inc. – McHenry, IL
Full-Time | $60,000–$80,000 base salary + uncapped performance-based bonuses

Advantage Mechanical Inc. is looking for someone to help us grow our local commercial HVAC service business throughout McHenry County, Lake County and southern Wisconsin.

We are a commercial and industrial HVAC company. We do not do residential HVAC work.

The main goal of this position is pretty simple: get Advantage Mechanical in the door with more local commercial customers.

We are looking for someone who knows the area, is comfortable getting out and talking to people, and knows how to develop new B2B relationships. You will be calling on and visiting industrial buildings, medical offices, hospitals, schools, warehouses, commercial buildings, municipalities and other facilities that could be a good fit for our HVAC service and preventive-maintenance programs.

What the job looks like

You will be responsible for finding prospective customers, figuring out who the right decision-maker is, introducing Advantage Mechanical and creating an opportunity for us to provide a preventive-maintenance proposal.

That may mean talking with:

Facility managers
Maintenance managers/directors
Plant managers
Chief engineers
Property managers
School facility personnel
Healthcare facility personnel
Business owners or administrators

A big part of the job will also be finding out who currently handles their HVAC service and when that agreement comes up for renewal, then staying in touch until the timing is right.

This is not an estimating position.

You will not be expected to walk into a building, count equipment, price a maintenance agreement or quote repairs. Once you have a qualified customer interested in seeing what Advantage Mechanical can offer, our operations/service team will handle the equipment survey, scope and pricing.

Your job is to find the opportunity, build the relationship and get us in the door.

Responsibilities

Develop new commercial and industrial accounts throughout the territory
Prospect through phone calls, email and in-person visits
Spend time out in the territory meeting local businesses and facilities
Identify the correct decision-makers within prospective accounts
Build relationships with facility and maintenance personnel
Identify upcoming HVAC maintenance contract renewal dates
Schedule qualified meetings and facility surveys for our team
Follow up consistently with prospective customers
Keep organized records of contacts, opportunities, renewal dates and follow-ups
Look for opportunities with customers that have multiple buildings or locations
Maintain relationships with customers after the initial introduction
Represent Advantage Mechanical professionally in the local business community

Who we're looking for

We care more about strong local B2B sales experience and the ability to develop relationships than we do about previous HVAC sales experience.

A good candidate will have:

3+ years of outside B2B sales, territory sales or business development experience
Strong knowledge of McHenry County, Lake County and/or southern Wisconsin
Experience finding and developing new accounts
Comfort cold calling and walking into businesses where you don't already know anyone
The ability to get in front of decision-makers
Strong follow-up and organizational skills
The ability to manage your own territory and schedule
Good communication skills
A valid driver's license and good driving record

Experience calling on industrial facilities, commercial buildings, schools, hospitals, medical facilities or property/facility managers would be a big plus.

We would also be interested in people coming from backgrounds such as industrial supply, facility services, commercial construction, fire protection, roofing, plumbing, electrical, building controls or other territory-based B2B sales.

Commercial HVAC experience is helpful, but it is not required.

Compensation and benefits

$60,000–$80,000 base salary
Uncapped performance-based new-account bonuses
Health insurance coverage
Dental and vision insurance
Paid time off
Paid holidays
Flexible outside-sales schedule
Business mileage/vehicle expense reimbursement
Company-paid approved business expenses

We are looking for someone who enjoys being out in the field, meeting people and building a territory — not someone who wants to sit at a desk and wait for leads to come in.

If you already know the local commercial and industrial market and are good at getting in front of people, we'd like to talk to you.
