Franchise Contractor Group is a premier General Contracting firm executing high-end residential, multifamily, medical, retail, and commercial ground-up and interior fit-out projects throughout NY, NJ and CT. We are looking for a sharp, detail-oriented Project Manager to lead projects from preconstruction through closeout.
Position Overview: We are seeking a highly organized, technologically savvy Project Manager with 5+ years of experience managing ground-up and interior commercial projects. This individual must be comfortable owning budgets, schedules, subcontractor coordination, and client relationships while leveraging modern construction management software. We are seeking someone who thinks like an operator.
Key Responsibilities
- Full project lifecycle management (preconstruction through closeout)
- Develop and manage project schedules (Primavera, MS Project, or Procore scheduling tools)
- Maintain and manage project budgets, cost tracking, and forecasting
- Manage subcontractor buyout, scope review, and contract execution
- Oversee RFIs, submittals, change orders, and document control
- Lead weekly owner/architect meetings
- Coordinate with Superintendent for field execution
- Manage billing, AIA requisitions, and pay applications
- Maintain project margins and ensure cost controls are enforced
- Ensure quality control and adherence to plans/specs
- Oversee closeout, punch lists, warranties
Technology Requirements (Preferred)
We are specifically seeking candidates proficient in:
- Comfortable with CRM Software Systems (preferably Oracle NetSuite)
- Procore (preferred) or similar PM software
- Microsoft Project or similar scheduling platform
- Excel (strong working knowledge — cost tracking & forecasting)
- Digital document management systems
Ideal Candidate Profile
- 5–10+ years of GC Project Management experience
- Experience on $1M–$25M projects preferred
- Strong financial acumen (understands margins, cost-to-complete, forecasting)
- Excellent written and verbal communication
- Client-facing and professional presence
- Ability to manage multiple projects simultaneously
- High accountability and ownership mindset
