Critical Requirement

Immediate Deployment: You must have 12 or more reliable rehab crews available to start executing high-volume apartment turns immediately upon hiring.

Duties

Lead comprehensive project planning for continuous apartment turns, including scope-of-work definition, bulk materials procurement, budgeting, and daily crew allocation.
Deploy and manage 12+ interior rehab crews simultaneously, ensuring seamless communication among contractors, tradesmen, and the Home Invest, LLC leadership team.
Oversee daily site operations at East Ponce Village to maintain safety protocols, enforce strict quality standards, and ensure units are delivered on schedule.
Manage subcontractor agreements, change orders, and vendor relationships while maintaining detailed documentation for complete financial transparency.
Utilize construction management software (such as Procore, Bluebeam, or similar tools) to monitor unit-by-unit progress, identify bottlenecks early, and keep the Rise Up EPV movement on track.
Facilitate rapid unit walk-throughs, manage tight punch lists, and communicate weekly unit-delivery updates clearly to stakeholders.
Employ precise estimating techniques for multifamily interior renovations to accurately forecast costs per unit and ensure the overall EPV turnaround remains highly profitable.

Experience

Proven experience managing large-scale, high-volume multifamily construction projects, with a laser focus on distressed property turnarounds and rapid apartment renovations.
An existing, immediately available roster of 12 or more active rehab crews ready to deploy to East Ponce Village.
Demonstrated expertise in volume scheduling and proficiency with modern construction management and unit-tracking software.
Strong practical knowledge of multifamily floor plans, MEP (mechanical, electrical, plumbing) basics, vendor contracts, and on-site safety regulations.
Hands-on experience with site supervision of interior rehabs, coordinating multiple trades across dozens of units simultaneously.
Relentless time management skills, with the ability to prioritize tasks effectively under tight deadlines to hit monthly unit delivery targets.
An authoritative yet effective communicator, capable of leading diverse crews through the complex, fast-paced environment of a major property turnaround.
