Job description:
Position: Hotel Maintenance Technician
Department: Room Division / Maintenance
Reports to: General Manager
Salary: $16 - $18 (Based on experience and performance)
The Maintenance Engineer assures that the building, equipment, and grounds of the hotel are maintained in a safe, economical, efficient, and attractive fashion, consistent with hotel policies and procedures. Must have a working knowledge of all maintenance functions including but not limited to HVAC, Mechanical/Electrical, Plumbing, and basic construction. Ensures implementation of all maintenance programs and that quality maintenance services, which meet guest needs and enhance safety, are rendered by department and outside contractors. The key to excellent performance in this position is organization, leadership skills, and the ability to manage several projects at one time. Knowledge of safety and security issues is a must.
Primary Responsibilities:
- Maintains an adequate inventory of tools and supplies for maximum associate productivity.
- Monitors actual departmental cost by forecasting and comparing forecast to actual.
- Supervises the completion of all repairs necessary to keep lodging and restaurant units available for occupancy and operation.
- Ensures implementation of an ongoing energy conservation program.
- Monitors the level and quality of services performed by outside contractors in accordance with all lease agreements, service contracts and warranties.
- Ensures implementation of an ongoing preventative maintenance program to limit the deterioration of the property’s physical plant, equipment, and grounds.
- Performs regularly scheduled inspections in order to direct and complete the work as outlined in the preventative maintenance schedule.
- Maintains accurate equipment records to include serial numbers and preventive maintenance programs of all equipment.
- Monitors the preventative maintenance program for efficiency and revises as needed.
- Performs regularly scheduled safety inspections, including but not limited to fire safety devices of the hotel to maintain compliance with all city codes.
- Assures that basic mechanical and/or electrical equipment, machinery and/or circuitry of the property are kept in good working order.
- Directs and completes work as per the annual maintenance schedule.
- Monitors the maintenance record keeping system (work orders and front office log) to assure that all maintenance problems are corrected economically and efficiently.
- Assists guests with any special problems that may arise.
- Performs all other duties as assigned by management.
Environmental Conditions: Inside and Outside: Partially protected from weather conditions but may require outside work up to 50% of shift, e.g. grounds maintenance, parking lot maintenance/repair.
Essential Skills: Requires familiarity with applicable standards and procedures. Must possess knowledge, skill, and ability in energy conservation, electrical, mechanical, architectural engineering, refrigeration, heating and cooling, plumbing fields as well as in safety precautions. Requires the ability to professionally represent the hotel and communicate effectively with hotel staff and guests. Requires the ability to lift a minimum of 50 lbs.
