Position Overview
We are seeking a results-driven, accountable, and detail-oriented Project Manager to own every construction project from initial concept through final close-out and handover. This is a high-impact, mission-critical role responsible for driving successful project delivery across the entire business. You will serve as the single point of accountability, coordinating and holding all internal and external stakeholders to their commitments, including the Real Estate Team (lease negotiations), architects and design teams, general contractors, construction teams, equipment suppliers, outside vendors, sign companies, and any other partners.

Key Responsibilities
- Own the full project lifecycle: Lead projects from concept and planning through design, permitting, construction, commissioning, close-out, and final handover.
- Drive cross-functional accountability: Act as the central leader who holds the Real Estate Team, architects, design consultants, construction teams, equipment suppliers, vendors, sign companies, and all other parties strictly responsible for meeting their contractual commitments, timelines, and deliverables.
- Contract negotiation and management: Negotiate, execute, and administer contracts with general contractors, subcontractors, vendors, and service providers; ensure scope, schedule, and budget alignment.
- Project planning and execution: Develop comprehensive project plans, detailed schedules, budgets, and resource requirements. Track progress daily/weekly and proactively address deviations.
- Risk management and problem-solving: Identify risks early, implement mitigation strategies, and resolve issues swiftly to keep projects on track.
- Stakeholder coordination and communication: Facilitate clear, consistent communication across all teams through regular meetings, status reports, and dashboards; escalate issues appropriately to senior leadership.
- Process development and improvement: Actively contribute to building and refining company-wide project management processes, procedures, templates, and best practices to increase efficiency and consistency.
- Close-out excellence: Manage complete project close-out, including punch list completion, as-built documentation, warranty administration, final inspections, and lessons-learned reviews.
- Financial oversight: Manage project budgets, approve invoices, track costs, and deliver accurate forecasting and variance reporting.
- Compliance and quality: Ensure all projects meet safety, regulatory, permitting, and quality standards.
Qualifications and Experience
- Experience in Construction Management, Civil Engineering, Architecture, Business, or a related field (or equivalent combination of education and experience); Prefer a Bachelor’s degree in one of these areas, however not required.
- 7+ years of progressive project management experience in development with construction industry experience, with a proven track record of successfully owning and delivering full-lifecycle commercial or retail construction projects.
- Demonstrated ability to manage multiple complex projects simultaneously while maintaining strict accountability across diverse stakeholder groups.
- Strong experience negotiating and managing contracts, schedules, and budgets.
- Proficiency with project management tools (Procore is currently utilized) and Microsoft Office Suite.
- Deep understanding of construction means and methods, design coordination, permitting processes, and close-out procedures.
- Exceptional leadership, negotiation, communication, and interpersonal skills with the ability to influence without direct authority.
- High level of personal accountability, integrity, and a “get it done right” mindset.
Preferred Qualifications
- Experience in commercial real estate development or retail construction projects.
- Familiarity with lease-driven build-outs and coordination with real estate/lease teams.
- Experience developing or improving standardized project management processes and procedures.
- PMP, CCM, or similar professional certification preferred, but not necessary.
