This role owns execution from pre-construction through final delivery, coordinating all trades, vendors, and internal teams.

Key Responsibilities
1. Project Execution & Timeline Management
- Manage multiple residential construction projects simultaneously
- Maintain the 120-day (or target) build cycle (bonuses included for building in that timeframe)
- Develop and track project schedules from start to completion
. Trade & Vendor Coordination
- Schedule and manage subcontractors across all phases
- Ensure trades show up on time and prepared
- Coordinate sequencing between trades to avoid downtime
- Resolve on-site conflicts quickly and effectively
- Maintain strong relationships with vendors and subcontractors
Budget & Cost Control
- Track job costs throughout construction (not after completion)
- Ensure all work aligns with approved budgets
- Identify cost overruns early and take corrective action
- Work closely with purchasing and accounting teams
- Review invoices and verify accuracy before approval
- Negotiate pricing when necessary
Communication & Reporting
- Provide consistent updates on:
- Project status
- Delays or risks
- Budget performance
