Commercial Roofing Estimator

Position Overview
Altitude Roofing is seeking an experienced and detail-oriented Commercial Roofing Estimator to join our growing commercial roofing division.
The Commercial Roofing Estimator will be responsible for reviewing plans and specifications, completing accurate takeoffs, developing competitive proposals, identifying project risks, and helping the company pursue profitable commercial roofing opportunities. This position requires strong technical roofing knowledge, attention to detail, organization, and the ability to manage multiple bids at different stages.
The ideal candidate understands commercial roofing systems and can evaluate a project beyond basic quantities by identifying labor requirements, access limitations, equipment needs, safety considerations, project phasing, subcontractor requirements, and other conditions that may affect cost and execution.
Primary Responsibilities
- Review architectural drawings, specifications, addenda, bid forms, and contract requirements.
- Prepare detailed estimates for commercial roofing projects, including in-house labor, materials, equipment, subcontractors, overhead, and project-specific costs.
- Complete accurate digital and manual roof takeoffs.
- Estimate new construction, reroofing, restoration, maintenance, and specialty roofing projects.
- Identify project risks, exclusions, clarifications, alternates, allowances, and scope gaps before bid submission.
- Obtain and evaluate supplier and subcontractor pricing.
- Develop competitive proposals that clearly define the roofing scope of work.
- Attend pre-bid meetings, site visits, and project walkthroughs when required.
- Evaluate existing roof conditions, access, staging, loading, disposal, crane, lift, and logistics requirements.
- Coordinate with manufacturers regarding system requirements, specifications, approvals, and warranty options.
- Maintain organized bid files, project documentation, quotes, takeoffs, and correspondence.
- Track upcoming bid deadlines and ensure proposals are submitted accurately and on time.
- Follow up with general contractors, property managers, owners, and other clients regarding submitted proposals.
- Review awarded estimates with the Commercial Project Manager and participate in the project handoff process.
- Clearly communicate project assumptions, production rates, labor expectations, material requirements, and known risks to operations.
- Assist with change-order pricing and project cost reviews when necessary.
- Maintain accurate information within the company’s estimating and CRM systems.
- Build and maintain strong relationships with general contractors, suppliers, manufacturers, consultants, and property owners.
Roofing Systems and Project Types
Experience estimating several of the following systems is strongly preferred:
- EPDM roofing
- TPO roofing
- PVC roofing
- Roof insulation and tapered insulation systems
- New construction commercial roofing
- Liquid-applied and roof coating systems
- Metal roofing and wall panel systems
- Built-Up Cold applied systems
- Roof replacements and recover systems
- New construction commercial roofing
- Roof repairs and maintenance projects
- Sheet metal flashings, coping, edge metal, gutters, and related accessories
Required Qualifications
- Minimum of 3 years of Previous commercial roofing estimating experience is Required.
- Strong understanding of commercial roofing materials, installation methods, and industry terminology.
- Ability to read and interpret plans, specifications, details, schedules, and bid documents.
- Strong mathematical, analytical, and organizational skills.
- Ability to prepare complete and accurate estimates under deadline.
- Strong written and verbal communication skills.
- Ability to manage several active bids and priorities at the same time.
- Proficiency with Microsoft Excel, email, PDF documents, and digital plan review.
- Ability to attend site visits and pre-bid meetings throughout Massachusetts and surrounding areas.
- Valid driver’s license and reliable transportation.
Preferred Qualifications
- Three or more years of commercial roofing estimating or project management experience.
- Experience with digital takeoff and construction estimating software, Preferably Togal AI & Construct connect Takeoff.
- Familiarity with manufacturer specifications and warranty requirements.
- Experience estimating public, private, prevailing-wage, institutional, multifamily, industrial, and commercial projects.
- Knowledge of Massachusetts construction practices, building codes, public bidding requirements, and prevailing-wage projects.
- Experience working with general contractors, architects, consultants, and property management companies.

- Provide Project Management team with a complete and accurate handoff after award.
- Develop strong relationships that lead to repeat bidding opportunities and negotiated work.
- Help Altitude Roofing pursue the right projects rather than simply bidding every available opportunity.
