An experienced construction professional who has run ground-up projects from permit to certificate of occupancy — someone who manages subcontractors, holds schedules accountable, and knows what it takes to deliver on time and on budget. This is a hands-on role. You will own your projects. If you need to be supervised, this is not the right fit.

ABOUT US
We are a real estate development and construction company with an active portfolio of residential and commercial projects across the greater Houston area. We handle the full lifecycle — land, permitting, construction, and delivery — and we're adding a Construction Project Manager to take ownership of active and upcoming jobs as we grow.

RESPONSIBILITIES
- Own projects from pre-construction through certificate of occupancy — schedule, budget, quality, and delivery
- Manage and coordinate subcontractors: scoping, bidding, contracts, performance, and payments
- Lead all site inspections; coordinate and attend city, county, and third-party inspections
- Drive the submittal and RFI process; manage document flow between engineers, architects, and subs
- Build and maintain project schedules; identify delays early and drive recovery plans
- Review and approve pay applications, change orders, invoices, and lien waivers
- Maintain complete project documentation: contracts, permits, submittals, logs, and closeout packages
- Coordinate with ownership on project status, budget tracking, and decisions requiring escalation
- Manage relationships with city officials, utility companies, and permitting departments

REQUIREMENTS
- 5+ years of hands-on construction project management experience — ground-up residential, commercial, or both
- Proven track record managing projects from $500K to $5M+ independently, from permit through CO
- Subcontractor management experience — you have hired, managed, and held subs accountable on your own
- Full plan reading ability — structural, architectural, civil, and MEP documents
- Deep understanding of the Houston-area permitting and inspection process
- Experience with lien waivers, AIA pay applications, and construction contracts
- Proficient in project scheduling; MS Project, Procore, or Buildertrend experience preferred
- Degree in Construction Management, Civil Engineering, or Architecture preferred — equivalent field experience considered
- Valid driver's license; reliable transportation for daily site visits across greater Houston

$85,000 – $110,000 per year
