With our Unlimited General Contractor license now in place, we are expanding into new home construction, large-scale remodels, and additions. We are looking for an experienced Project Manager who wants more than just another PM job—we want someone who wants to help build and eventually become a key part of this growing division.
The Position
You will own residential construction projects from signed contract through final homeowner sign-off.
Your three primary responsibilities are simple:
Deliver the project on time. Deliver it on budget. Make sure the homeowner is glad they hired us.
This is not a working foreman position. You are not being hired to swing a hammer. Your job is to make sure the right subcontractors, materials, information, and decisions are in the right place at the right time.
Once fully ramped up, you should be capable of managing approximately 3–5 concurrent large residential projects.
What You'll Be Responsible For
- Build and manage complete project schedules
- Schedule, coordinate, and hold subcontractors accountable
- Identify critical-path items and long-lead materials before they become problems
- Order and coordinate project materials
- Manage job budgets and protect project margins
- Track estimated vs. actual costs
- Identify and properly execute change orders
- Maintain consistent homeowner communication
- Conduct site visits and quality-control inspections
- Maintain daily logs, photos, schedules, costs, and communication in JobTread
- Keep projects moving and solve problems before they become emergencies
- Close projects out with homeowner sign-off and warranty documentation
Our PMs are expected to manage construction—not become another member of the crew.
What We're Looking For
Required:
- 3+ years managing residential construction and/or remodeling projects
- Proven ability to manage projects to a budget
- Experience coordinating and directing subcontractors
- Ability to read construction plans, specifications, scopes, and estimates
- Strong homeowner/client communication skills
- Comfortable having difficult conversations and holding people accountable
- Valid driver's license and clean driving record
- Comfortable using construction management software
JobTread experience is preferred but not required.
We are especially interested in candidates with experience managing custom homes, major additions, or six-figure residential remodels.
Compensation
Base Salary: $60,000/year
But we do not want your earning potential limited to your salary.
After completing training and successfully delivering your first two qualifying large projects on time and within budget, you become eligible for our project bonus program.
Beginning with your third completed qualifying project:
You earn 6% of the project's actual profit.
There is no cap on the number of projects eligible for the bonus.
For example:
A project producing $145,000 in actual profit = $8,700 PM bonus.
Bonuses on longer projects are paid through progress milestones so you don't necessarily have to wait six or eight months until the project closes to see additional compensation.
Schedule
Standard schedule is Monday–Friday.
Construction doesn't always operate on a perfect five-day schedule. During peak season and critical project phases, Saturday work will occasionally be required—approximately 8–12 weeks throughout the year.
Your First 90 Days
We don't believe in throwing a new PM into the deep end and hoping it works.
You'll go through a structured ramp-up:
30 Days: Learn our systems and begin owning daily logs/material ordering.
60 Days: Begin running a project with oversight and directly managing subcontractors.
90 Days: Run projects independently and own budgeting and homeowner communication.
Our goal is to develop you into someone capable of managing 4–5 major projects simultaneously as the division grows.
This Position Is Probably NOT For You If...
You need someone constantly telling you what to do next, avoid difficult conversations with subcontractors or homeowners, don't pay close attention to numbers, or believe construction schedules are merely suggestions.
We're looking for someone who takes ownership.
When something goes wrong, we don't want to hear:
"That's not my fault."
We want:
"Here's what happened, here's how I'm fixing it, and here's how we're keeping it from happening again."
