Project Manager, Construction and Architectural Review

TN National, LLC • Full-time • Loudon, Tennessee, United States • $80,000 / year • 1m ago

ABOUT TENNESSEE NATIONAL

Tennessee National is a private lakefront community on Watts Bar Lake, positioned between Knoxville and Chattanooga. Our members live here for the whole picture: a Greg Norman Signature golf course, a full service marina, a growing calendar of clubhouse events, and custom homesites across several distinct neighborhoods. The community is in an active growth phase, with custom homes, townhomes, and amenity improvements all moving at once. Everything we build has to hold up to the standard our owners already expect.

POSITION SUMMARY

We are looking for a Senior Project Manager to own construction across the community, from the architectural review process through the day to day condition of every building we own. This is a hands on, on site role for someone who is comfortable acting as general contractor on one home, holding an outside builder to grade and floor elevation on the next.

You will be a part of the Architectural Review Board process, manage custom home and townhome construction, price and communicate buyer upgrades between sales and the builder, run smaller community construction projects, and keep the clubhouse, fitness facility, Sunset Saloon, and Stay and Play cottages in good repair. You will be the person who catches the problem while it is still cheap to fix, and the person residents see doing it.

KEY RESPONSIBILITIES

Architectural Review

Review plans and site plans against community design guidelines, setbacks, materials standards, and lot specific conditions

Custom Home and Townhome Construction

Serve as general contractor on company built custom homes, including scheduling, subcontractor selection and direction, material coordination, inspections, and closeout
Serve as the owner representative on homes built by outside builders, holding them to schedule, quality, and community standards
Act as the primary liaison to our general contractors on townhome construction, keeping communication clear between the builder, the sales team, and the buyer
Price custom townhome upgrades and change requests, communicate options and cost to sales and the client, and document approvals before work begins
Walk homes at key milestones, run punch lists, and manage warranty items through resolution

Builder and Site Enforcement

Verify finish floor elevations, grading, drainage, and lot layout before and during construction, and require correction when the field does not match the plan
Enforce jobsite standards for trash removal, material storage, parking, erosion control, and general housekeeping
Document and pursue damage to roads, curbs, utilities, landscaping, and neighboring lots, and hold the responsible contractor accountable for repair
Provide clear day to day direction and communication to builders and subcontractors so issues are resolved on site rather than escalated later
Keep photo and written records of inspections, violations, and corrective actions

Community Construction Projects

Manage small to mid size community projects from concept through completion, such as the mail kiosk, monument signage, and similar improvements
Solicit bids, compare scope, recommend award, and manage vendor performance and invoicing
Sequence work around member activity, events, and peak season so disruption stays low

Facilities and Building Maintenance

Coordinate repair and maintenance for all company owned vertical structures, including the clubhouse, fitness facility, Sunset Saloon, and Stay and Play cottages
Build and maintain a preventive maintenance schedule for roofs, HVAC, plumbing, electrical, finishes, and building envelope
Respond to facility issues reported by club operations, rental guests, and staff, and dispatch the right trade quickly
Track maintenance spend, vendor performance, and recurring problems that point to a larger repair or replacement decision

Cross Functional Coordination

Partner with sales and member services so buyers get accurate, timely answers on build status, upgrade pricing, and completion dates
Manage permitting and inspections with the city of Loudon, utility districts, and other agencies as required
Report project status, budgets, and open issues to leadership in a form they can act on

WHAT A TYPICAL WEEK LOOKS LIKE

Morning site walks across active homes, an ARB submittal to review, a call with a townhome buyer about an upgrade allowance, a contractor who needs to be told the grade is wrong, a plumber meeting you at the mail kiosk, and a punch list to close out before Friday. No two days are identical, and very little of this happens from a desk.

QUALIFICATIONS

Required

Seven or more years of construction project management experience in residential construction, custom homebuilding, or community development
Direct experience managing subcontractors and holding general contractors accountable to plans, specifications, and schedule
Working knowledge of residential site work, finish floor elevations, grading, drainage, and wet and dry utility connections
Fluency reading architectural, structural, civil, and MEP drawings and specifications
Experience with building maintenance and facility repair coordination across multiple buildings
Ability to price change orders and upgrades and explain cost clearly to a buyer who is not in the trades
Excellent written and verbal communication, with the judgment to know when a phone call beats an email
Comfortable with project management and scheduling tools such as Microsoft Project, Procore, Smartsheet, or similar, and with clean photo and file documentation
Valid driver license and the ability to be on site daily in Loudon, Tennessee

Preferred

Tennessee general contractor license, or the experience and eligibility to obtain one
Bachelor's degree in construction management, building science, civil engineering, architecture, or a related field
Experience administering an architectural review or design review process in a covenant controlled community
Experience in an amenity rich master planned community, golf community, or resort property
Familiarity with city of Loudon permitting and Tennessee residential code
Experience working alongside a sales team in an actively selling community

WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS

This role splits time between an on site office and active construction and facility areas. Expect regular walking on uneven ground, ladder and crawlspace access, exposure to weather, and occasional early mornings or weekend coverage when a pour, a delivery, an inspection, or a facility issue requires it. Must be able to lift up to 50 pounds and safely navigate job sites in appropriate personal protective equipment.

WHAT WE OFFER

Competitive base salary commensurate with experience, plus performance bonus
Medical, dental, and vision coverage
Paid time off and holidays
Community privileges including golf and marina access, subject to policy
Vehicle allowance
The chance to shape a growing lakefront community rather than manage someone else's finished product

Pay: From $80,000.00 per year

Benefits:
