Position Overview
We are seeking an experienced, proactive Service Manager to lead daily maintenance and facility operations at Dot Block. In this role, you will oversee hands-on maintenance, manage mechanical systems, lead a high-performing service team, and ensure exceptional living and retail experiences for our residents and commercial tenants.
Key Responsibilities

Property Operations & Maintenance: Oversee hands-on maintenance, routine rounds, make-ready apartment turns, groundskeeping, and emergency repairs across residential and retail spaces. Participate in a rotational on-call schedule.

Mechanical & Life-Safety Systems: Maintain HVAC, plumbing, electrical, BAS (Building Automation System), card access, camera systems, and life-safety equipment. Manage preventive maintenance programs and work order tracking via Yardi/CMMS.

Pool & Aquatic Operations: Manage daily pool operations, chemical balancing, health department compliance, vendor maintenance, and safety documentation.

Team Leadership: Recruit, train, schedule, and mentor a team of Service Technicians. Ensure full adherence to safety protocols, OSHA standards, and professional development.

Vendor & Project Management: Manage third-party contractors, vendor contracts, scopes of work, purchase orders, COIs, capital improvement projects, and construction/fit-out shutdowns.

Financial & Compliance Oversight: Assist the General Manager with annual operating/capital budgets, AP invoice reviews, utility reduction initiatives, and mandatory annual building inspections.

Customer Service: Maintain open communication with residents, retail tenants, and leadership, resolving work orders efficiently (target within 24 hours).
Qualifications & Requirements

Education: Bachelor’s degree from a four-year college or university.

Experience: Minimum of 4 years in building operations and maintenance, with proven project management capability.

Technical Expertise: Working knowledge of commercial HVAC, electrical, plumbing systems, and Building Automation Systems. Ability to read construction drawings, blueprints, and specs.

Software Proficiency: Working knowledge of work order/preventive maintenance software (Yardi/CMMS preferred) and MS Office (Word, Excel, Outlook, PowerPoint).

Financial Skills: Hands-on experience with property budgeting and financial reporting.

Certifications (Preferred): CPO (Certified Pool Operator), Professional State HVAC Licensure, or LEED Certification preferred.
Work Schedule & Compensation

Schedule: Full-time (minimum 40 hours/week). Weekly schedule varies based on property needs and may include evenings, weekends, and rotational on-call coverage.

Salary: Commensurate with experience, $90- 100,000/year
