Maintenance Manager Job Summary

Canterbury School is a co-educational boarding high school serving grades 9–12, located in New Milford, Connecticut. The Maintenance Manager is responsible for ensuring the safety, functionality, and overall condition of the school’s campus buildings and mechanical systems, including academic buildings, residential housing, and dormitories.

This leadership role oversees a team of maintenance staff, manages preventive maintenance programs, ensures compliance with all applicable regulations, and coordinates work with external contractors. The ideal candidate is organized, professional, and proactive, fostering a safe and welcoming environment for students, faculty, and staff.

Key Responsibilities

Conduct regular inspections of campus buildings and infrastructure, including plumbing, HVAC, electrical systems, and roofing.
Assist in overseeing campus security and fire safety systems.
Ensure all facilities comply with local, state, and federal health, safety, and fire codes.
Review, prioritize, and assign work orders to the maintenance team.
Develop, implement, and maintain comprehensive preventive maintenance schedules.
Share responsibility as a primary contact for after-hours emergency maintenance calls.
Help with school functions and setups.
Hire, train, supervise, and mentor maintenance staff, fostering a proactive and positive work culture.
Schedule staff, monitor performance, and manage daily maintenance operations.
Maintain accurate records including maintenance logs, warranties, and asset inventories.
Assist in developing and maintaining a balanced departmental budget. Purchase maintenance supplies and manage inventory levels.
Oversee fleet management for school vehicles.
Other duties as assigned.

Required Qualifications

Experience: 3–5 years of facility maintenance experience, including at least 2 years in a supervisory role.
Technical Skills: Strong working knowledge of HVAC, plumbing, and electrical systems.
Technology: Proficiency with Building Management Systems (BMS), Google Workspace, and Microsoft Office.
Physical Requirements: Ability to lift, carry, and maneuver 50+ pounds and work in varied weather conditions.
Regulatory Knowledge: Familiarity with OSHA, EPA, and local health and safety regulations.
Background Requirements: Valid driver’s license and ability to pass extensive background checks, including fingerprinting.

Preferred Attributes

Trade certifications in HVAC, electrical, or professional facilities management.
Ability to work well under pressure and manage multiple tasks and projects simultaneously.
Excellent communication skills when working with faculty, staff, and colleagues.

Working Conditions

Year-round position with on-call responsibilities.
Must be available to respond to emergencies 24/7 as needed.
Regular exposure to chemicals, dirt, dust, noise, noxious fumes, and potentially hazardous materials.

Pay: $80,000.00 - $85,000.00 per year
