About the Role

Lead occupied multifamily exterior reconstruction using company labor and subs. You’ll plan phases around residents, direct field teams, protect margin, and close clean.

Responsibilities (Delivery & People Leadership)

Planning & Mobilization

Build the master schedule and 3-week look-aheads; create phasing, access, and resident-notice plans.
Develop a crew staffing plan by skill set and shift; coordinate permits and inspection pathways.
Set site logistics (laydown, fencing, temp protections) and the project safety plan.

Execution & Crew Management

Lead daily huddles; assign tasks to in-house foremen/crews; remove constraints to hit production goals.
Enforce safety (toolbox talks, JHAs, fall protection, heat illness, silica) and incident response.
Coordinate unit access, protections, and quiet hours for occupied properties.
Oversee material flow on site (receiving, staging, inventory, tooling) with PE/Estimator support.

Commercial Management

Own the budget; track earned vs. burned labor hours, productivity, and cost trends.
Approve timesheets and material invoices; forecast monthly cashflow and margin.
Validate scope for change orders.

Quality, Compliance & Closeout

Set QA benchmarks and mock-up approvals; manage municipal/third-party inspections.
Drive punchlists to zero; deliver O&M manuals/warranties; transition to warranty service.

Reporting & Risk

Weekly reports (progress, risks, photos), risk/constraint logs, and stakeholder communications.

What You Bring

4–8+ years managing multifamily reconstruction in occupied environments using self-perform crews.
Mastery of scheduling, labor productivity, cost control, and resident/client communication.
Tools: Procore (or similar), MS Project/Smartsheet, Bluebeam; timekeeping systems.
Credentials: OSHA-30 (or within 60 days), valid driver’s license; ability to access ladders/roofs.

Schedule milestones met ≥95%
Labor productivity at or better than plan (≤5% variance)
Zero recordables; proactive near-miss reporting
Rework ≤2%; punchlist closed <15 days
CSAT/NPS ≥ 9/10; approved COs ≤10 business days
