Position: Maintenance

Reports To: General Manager

Purpose of the Position: To repair and maintain the mechanical, electrical and plumbing systems as well as the physical features of the hotel and grounds.

Responsibilities:

1. Know your work schedule and follow it with a high degree of reliability.

2. Work in a cooperative and friendly manner with fellow associates.

3. Maintain professional attire and personal hygiene.

4. Maintain a clean, neat and orderly work area.

5. Perform your job according to standard operating procedures.

6. Read, understand and follow all policies, procedures and practices as stated in the Associate Handbook.

7. Implement management company and hotel’s safety and emergency policies and procedures (i.e. evacuation, first aid, etc.) to include removing all safety hazards, following company’s OSHA Hazcom program and safe lifting techniques.

8. Utilize protective equipment, when applicable.

9. Promptly report substandard (unsafe) conditions to supervisor.

10. Promptly report accidents, injuries, property damage or loss to supervisor.

11. Keep accurate communication flowing freely among all hotel departments.

12. Inform management promptly of any work-related problems or guest complaints.

13. Practice “aggressive hospitality” and provide guest satisfaction.

14. Promote the hotel through goodwill, courtesy and a positive attitude.

15. Attend all scheduled training classes and meetings.

16. Train other associates as directed by management.

17. Continue to learn and grow in your position.

18. Perform any reasonable request as assigned or directed by management.

Essential Job Functions:

1. Follow specific departmental procedures in efficiently performing repair, maintenance, alteration and installation work.

2. Comply with the latest local, county, state and federal governmental codes, laws and requirements.

3. Determine defects, trouble-shoot malfunctions, take immediate necessary corrective action if guest related/top priority or schedule for completion within 2 days and record same on the departmental work order form.

4. Respond to service calls from each and every department, general manager, chief engineer and manager on duty (MOD), within half hour from time call is received.

5. Coordinate with other department personnel such as electrician, carpenter, painter and night engineer in completing service, replacement, alterations and new installation work.

6. Efficiently repair and maintain kitchen and laundry equipment; efficiently repair and maintain air conditioning and heating equipment.

7. Perform preventive maintenance on all mechanical, electrical and plumbing systems on a daily, weekly and monthly basis.

8. Provide preventive maintenance and appropriate log on the various systems listed above, consistent with management company’s engineering standard operating procedures.

9. Efficiently maintain pools, filters and pumps on a daily basis.

10. Accurately and efficiently complete all assigned work orders each day or report incomplete orders to supervisor for rescheduling.

11. Efficiently adjust televisions and program boxes.

Essential Job Functions:

13. Accurately and efficiently repair vacuum cleaners, returning them to service within 2 days.

14. Carefully and efficiently paint, stain or repair interior and exterior finishes.

15. Record, daily, weekly, and monthly temperature and pressure readings.

16. Change light bulbs and ballasts as soon a reported or noticed.

17. Efficiently and accurately install and repair carpets, ensuring that all safety hazards are attended to immediately.

18. Efficiently and accurately repair doors and building hardware.

19. Accurately fill out daily engineering report.

20. Efficiently, accurately and courteously complete room calls as assigned, contacting each guest within so minutes of request.

21. Accurately cut guest room keys ensuring both hotel name and the room number is not imprinted on the key.

22. Accurately take equipment readings, meter readings and maintain accurate logs in a legible and orderly manner.

23. Accurately perform routine repairs and assist Engineer I or Chief Engineer on major repairs of all hotel equipment including small appliances, kitchen equipment, laundry equipment, boilers, plumbing, pool equipment, HVAC hand and power tools.

Marginal Functions:

1. Assist other members of the Engineering Department as needed.

1. Able to communicate accurately and effectively in verbal and written form with guests and associates so as to respond accurately and completely to people to give directions, instructions, information, answer questions and provide service as required.

2. Efficiently operate small hand tools such as drills, grinders, saws, etc.

3. Safely climb ladders and stairs.

4. Efficiently and safely operate machinery such as key cutter, nametag engraver and radial arm saw.

5. Understand and efficiently maintain and operate advanced electrical, plumbing, refrigeration and boiler operation for accurate and efficient use in maintaining hotel.

6. Stand and walk for long periods of time.

7. Accurately and efficiently handle test equipment, hand tools, key, etc.

8. Lift and carry heavy objects such as boxes, televisions, ladders, etc.

9. Train other department associates.

10. Read and understand test equipment and measuring devices.

11. Read and understand blueprints, schematic drawings and technical parts breakdown.

12. Work in a hot or cold environment.

13. Handle, reach, stretch lift, climb, push, pull, bend, walk and stoop in order to maintain and repair equipment.

Job Type: Part-time

Pay: $14.00 - $16.00 per hour
