Project Manager — HVAC & Plumbing Construction

About the Role

We are seeking an experienced Project Manager to oversee HVAC and plumbing construction projects from preconstruction through closeout. You will be responsible for delivering projects on time, within budget, and to the quality standards our clients expect. This is a field-forward leadership role requiring both technical trade knowledge and strong organizational skills.

Key Responsibilities

Project Planning & Execution

Manage all phases of HVAC and plumbing projects, including new construction, tenant improvement, and retrofit work
Develop and maintain detailed project schedules, budgets, and manpower plans
Coordinate scope, drawings, and specifications with estimating during the preconstruction phase
Issue and manage subcontractor scopes of work, purchase orders, and material procurement

Field Coordination

Serve as the primary point of contact for owners, general contractors, engineers, and inspectors
Conduct regular site visits to monitor progress, quality, and safety compliance
Resolve field conflicts, RFIs, and design issues in collaboration with the engineering and field teams
Ensure work is installed per code, contract documents, and manufacturer requirements

Financial Management

Track project costs against budget and forecast cost-to-complete on a weekly basis
Review and approve subcontractor and supplier invoices
Prepare and submit owner billings, change order requests, and lien waivers in a timely manner
Identify and mitigate financial risks throughout the project lifecycle

Team Leadership

Supervise and support field foremen, apprentices, and subcontractors
Coordinate internal resources across multiple active projects as needed
Mentor junior project engineers and field staff
Promote a culture of safety, accountability, and craftsmanship

Documentation & Closeout

Maintain complete project files including submittals, RFIs, change orders, daily reports, and correspondence
Manage the submittal and approval process with engineers and architects
Lead project closeout including punch list completion, startup and commissioning coordination, O&M manuals, as-builts, and final inspections

Qualifications

Required

5+ years of project management experience in mechanical (HVAC) and/or plumbing construction
Demonstrated ability to manage projects ranging from $500K to $10M+
Working knowledge of commercial and industrial HVAC systems, piping systems, and plumbing codes (IPC, IMC, local AHJ requirements)
Proficiency with project management and scheduling software (Procore, Bluebeam, MS Project, or similar)
Strong ability to read and interpret mechanical, plumbing, and architectural drawings and specifications
Solid understanding of construction contracts, change order management, and billing procedures

Preferred

Bachelor's degree in Mechanical Engineering, Construction Management, or a related field — or equivalent trade experience
OSHA 30-Hour Construction certification
Experience with design-build or design-assist delivery methods
Familiarity with BIM coordination and mechanical coordination drawings
Knowledge of commissioning processes for HVAC systems
