We’re a fast-growing real estate investment company looking for an experienced Residential Renovation Project Manager to lead renovation projects from acquisition through final completion.

Position Summary

As our Residential Renovation Project Manager, you’ll oversee residential renovation projects from acquisition through final completion.

You’ll coordinate subcontractors, manage schedules and budgets, inspect workmanship, solve job-site issues, and ensure every project is completed safely, efficiently, and profitably.

This is a hands-on field position, not an office job. You’ll spend the majority of your time on job sites managing renovations, meeting contractors, solving problems, inspecting work, and keeping projects moving forward.

Primary ResponsibilitiesProject Management

· Manage 3–6 active residential renovation projects simultaneously.

· Develop and maintain project schedules.

· Coordinate every phase of construction from demolition through final completion.

· Anticipate and resolve issues before they delay the project.

· Keep projects on schedule and within budget.

· Maintain project budgets, schedules, documentation, and progress updates.

Contractor Management

· Hire, coordinate, schedule, and supervise subcontractors.

· Build and maintain strong relationships with dependable contractors and vendors.

· Hold contractors accountable for workmanship, communication, and deadlines.

· Verify completed work before approving payments.

· Ensure every renovation meets The Easy Home Offer’s quality standards.

Budget & Cost Control

· Review renovation scopes of work.

· Obtain competitive pricing and negotiate contractor bids.

· Monitor project costs throughout construction.

· Manage change orders appropriately.

· Identify opportunities to improve profitability without sacrificing quality.

Quality Control

· Conduct regular job-site inspections.

· Inspect completed work for quality and craftsmanship.

· Create and complete punch lists.

· Ensure work complies with applicable building codes and permit requirements.

· Maintain clean, organized, and safe job sites.

Communication

· Provide regular project updates to leadership.

· Coordinate with acquisitions, sales, contractors, inspectors, municipalities, suppliers, and vendors.

· Communicate issues proactively before they become expensive problems.

· Maintain accurate project photos, notes, and documentation.

Success in this role means consistently delivering high-quality renovations while protecting the company’s time, reputation, and profitability.

You’ll be expected to:

· Successfully manage 3–6 active renovation projects at one time.

· Complete projects on or ahead of schedule whenever possible.

· Keep projects within approved renovation budgets.

· Build strong relationships with dependable subcontractors.

· Identify and solve problems before they become costly delays.

· Deliver renovations that require minimal punch-list or warranty work.

· Communicate proactively with leadership throughout every project.

What We’re Looking For

We’re looking for someone who has already proven they can successfully manage residential renovation projects.

Applicants without direct residential renovation project management experience will not be considered.

Qualifications

Required

· Minimum 5 years of residential renovation project management experience (required).

· Strong understanding of residential construction methods and project sequencing.

· Experience managing subcontractors and vendors.

· Strong budgeting and scheduling skills.

· Ability to read scopes of work and contractor estimates.

· Excellent communication and organizational skills.

· Valid driver’s license and reliable transportation.

Preferred

· Experience working for a residential remodeling company, home builder, residential general contractor, or real estate investment company.

· Experience managing multiple renovation projects simultaneously.

· Ability to accurately develop renovation scopes and budgets.

· Established network of reliable subcontractors is a plus.

· Experience using project management software and mobile technology to document projects.

A Typical Day

No two days are exactly alike.

A typical day may include:

· Visiting multiple renovation projects.

· Meeting contractors on-site to review progress.

· Inspecting completed work for quality.

· Reviewing contractor bids and scheduling upcoming work.

· Ordering or coordinating materials.

· Walking final punch lists before listing a completed home.

· Solving unexpected job-site challenges.

· Meeting with inspectors or municipal officials.

· Updating project schedules and budgets.

· Sending project photos and progress updates to leadership.

Compensation & Growth Opportunity

Compensation is based on successfully managing completed renovation projects.

· Earn $1,500–$5,000 per completed renovation project, depending on project size, complexity, and overall performance.

· Manage 3–6 active renovation projects simultaneously.

· Most projects are completed within 21–60 days, with larger renovations occasionally lasting up to 90 days.

This position begins as a 1099 independent contractor.
