Project Manager – Fire Alarm and Low-Voltage Systems Position Overview

Seeking an experienced Fire Alarm Project Manager to oversee commercial and public works fire-alarm and low-voltage projects.

The Project Manager is responsible for planning, organizing and directing multiple projects from turnover through final completion. A key responsibility of this position is creating a comprehensive project mobilization and installation plan that establishes the project schedule, installation sequence, labor requirements, material needs, site logistics, documentation requirements and major project milestones.

The Project Manager will manage labor, materials, schedules, budgets and project documentation to ensure each project is completed safely, profitably, on time and in accordance with the contract documents.

This is a full-time, exempt position.

Key Responsibilities

Review contracts, estimates, project specifications, drawings and scopes of work.
Develop a complete project mobilization and installation plan before field installation begins.
Establish the proposed installation sequence, project milestones, manpower requirements, material needs and coordination activities.
Identify site-access requirements, storage needs, delivery logistics, work restrictions and potential project risks.
Develop and maintain project schedules, look-ahead schedules and installation timelines.
Conduct internal project turnover meetings and field kickoff meetings.
Coordinate project requirements with engineering, purchasing, field supervision, accounting and other internal departments.
Plan and manage field labor, subcontractors, materials, equipment and other project resources.
Communicate installation plans and expectations to field supervisors and installation teams.
Participate in owner, architect, engineer, general contractor and subcontractor meetings.
Review construction schedules and coordinate fire-alarm and low-voltage work with other trades.
Maintain project schedules and proactively resolve delays, conflicts and resource constraints.
Coordinate fire-alarm submittals, shop drawings, product data and other required documentation.
Prepare, review and track RFIs, change orders, submittals and project correspondence.
Review drawings and specifications to confirm that work is installed in accordance with contract requirements.
Monitor project budgets, labor performance, material costs, billing and overall project profitability.
Identify out-of-scope work and prepare or support change-order pricing.
Prepare monthly billing forecasts, cost projections and project status reports.
Maintain positive working relationships with customers, general contractors, electrical contractors, subcontractors, inspectors and Authorities Having Jurisdiction.
Coordinate system testing, inspections, commissioning, owner training and project closeout.
Maintain organized and current project records, including drawings, specifications, schedules, RFIs, submittals, change orders and field documentation.
Review and mark up project drawings to document coordination items and field conditions.
Promote and maintain a safe working environment in accordance with company policies and applicable OSHA requirements.
Conduct or coordinate project-specific safety and planning meetings when required.
Participate in company meetings and training programs.
Perform other project-management duties as assigned.

Required Qualifications

Minimum of three years of project-management experience involving commercial fire-alarm or related low-voltage systems.
Experience managing commercial, institutional or public works construction projects.
Demonstrated ability to create detailed project mobilization, installation and execution plans.
Ability to plan labor, materials, installation sequencing and project milestones.
Ability to read and interpret construction drawings, specifications, schedules and contract documents.
Experience preparing and processing RFIs, change orders, submittals and project documentation.
Working knowledge of fire-alarm system installation, testing, inspections and project closeout.
Ability to manage multiple projects, priorities and deadlines simultaneously.
Strong organizational, communication, leadership and problem-solving skills.
Proficiency with Microsoft Office, including Outlook, Word and Excel.
Ability to use Excel formulas and spreadsheets for project tracking, forecasting and reporting.
Ability to accurately read, review and mark up construction drawings.
Valid California driver’s license and an acceptable driving record.
Legally authorized to work in the United States.

Preferred Qualifications

Knowledge of NFPA 72, California Building Code and California Fire Code requirements.
Experience working with general contractors, electrical contractors and public agencies.
Experience working with union field labor.
Experience with public works documentation and prevailing-wage projects.
Experience with project-management, estimating, scheduling or construction-document software.
NICET Fire Alarm Systems certification a plus.
Manufacturer training or certification for major commercial fire-alarm systems.

Work Requirements

Ability to regularly visit active construction sites.
Ability to walk through partially completed buildings and safely navigate active construction environments.
Ability to climb stairs and ladders as required to review work.
Ability to travel to project sites throughout the assigned service area.
Occasional early-morning, evening or weekend work may be required based on project schedules and operational needs.

Pay: $75,000.00 - $110,000.00 per year
