Summary

The Maintenance Technician III is the senior technician on the General Maintenance team and its lead on electrical and controls work. This level handles the most complex HVAC/R, controls, electrical and equipment problems, sets PM standards with the Maintenance Supervisor, runs the team's lockout/tagout program and mentors other technicians.

Essential Duties

Diagnose and repair complex failures on chillers, air handling units, rooftop units, walk-in coolers and freezers, pizza ovens and other commercial kitchen equipment, and building controls.

Troubleshoot single-phase and 3-phase power (120/208/240V) to equipment: motors, starters, contactors, overloads, relays and VFDs.

Diagnose complex control and electrical faults, including sequences of operation; read wiring diagrams and ladder schematics; guide other technicians on electrical troubleshooting.

Test with a multimeter, clamp meter and insulation tester (megger): voltage, amp draw, continuity and motor windings; record readings in the CMMS to spot failing motors and compressors early.

Lead lockout/tagout for the team: write equipment-specific lockout steps, train Level I and II technicians, and check that procedures are followed.

Serve as the technical lead on emergency calls and decide when work goes beyond the Electrical Scope below and needs a licensed electrician or contractor.

Help the Maintenance Supervisor build and refine PM tasks, frequencies and checklists in the CMMS.

Coordinate and oversee vendor and contractor work; check that it is complete and meets standards.

Recommend equipment repair-vs-replace decisions and provide parts and cost estimates.

Track refrigerant use and leak records for EPA compliance.

Train and mentor Level I and II technicians; cover for the Maintenance Supervisor when assigned.

Take part in the on-call rotation.

Perform other related duties as assigned.

Electrical Scope

Maintenance Technicians do not install new circuits, work in panels or services, or install security or fire alarm systems. That work is referred to a licensed electrician or qualified contractor.

No repair work is done on energized equipment. Voltage testing and diagnostics on live circuits are done only by NFPA 70E-trained technicians wearing the required PPE; equipment is locked and tagged out before any repair.

Qualifications

Required

5+ years of HVAC/R, facilities or equipment maintenance experience; EPA 608 Universal certification; valid NYS driver's license.

At least 2 years of documented electrical troubleshooting on commercial or industrial equipment, including 3-phase motors, starters and control circuits.

Safe, accurate use of a multimeter, clamp meter and insulation tester; able to read wiring diagrams and ladder schematics.

Completes NFPA 70E electrical safety training within the first year and is qualified by CAA to test live circuits; follows and teaches lockout/tagout on all equipment, including control circuits.

Preferred

Electrical program certificate (trade school, BOCES or community college) or a journeyman electrician license.

Chiller, VFD and building automation system experience; commercial kitchen and refrigeration equipment experience.

Prior lead or training role; CMMS experience.

Physical Demands

Lift up to 50 lbs; climb ladders and work on rooftops; work in tight spaces, mechanical rooms, freezers and hot kitchens; exposure to noise, refrigerants and electrical hazards.
