Job Summary
We are seeking a dedicated Maintenance Director to join our team. They will be responsible for the physical buildings, community equipment and critical utility systems including but not limited to HVAC system, gas, water, lighting, power, refrigeration, kitchen equipment and lawn/snow service for Fox Meadows Supportive Living and Independent Living.
FLSA STATUS: Exempt Full-time, salaried. Pay will be based on experience.
Duties
- Executes daily, weekly, monthly tasks lists.
- Champions preventative maintenance functions in accordance with policies, procedures, state regulations and manufacturer recommendations.
- Responsible for the community safety /disaster plan including conducting fire drills on a monthly basis and maintaining documentation of such including current resident evacuation sheets.
- Maintains maintenance logs, fire drills, water temperature logs & records of disaster drills.
- Repairs, replaces and installs minor equipment and hardware as directed.
- Maintains community plumbing, electrical, HVAC, and kitchen systems.
- Complies with established budget guidelines and selected vendors. Notifies and consults with Executive Director prior to retaining outside contract services.
- Maintains overall maintenance and appearance of the community.
- Performs minor carpentry, flooring and painting functions.
- Responsible for 72-hour room turnover and readiness-including painting, carpet cleaning, moving furniture and room repairs.
- Responsible for maintaining an organized and clutter free storage in the community.
- Responsible for educating team members and maintaining community safety program.
- Assists with set-up and break down for community events.
- Manages capital expenditures and special projects.
- Communicates and interacts with residents, families and employees in a kind, respectful and effective way.
- Champions hospitality and delivers excellent customer service to residents, families, visitors, and vendors.
- Attends and participates in team meetings and in-service trainings.
- Ensures that an attractive home environment exists at all times. Providing a physical environment that is clean, safe and free of clutter or hazards.
- Uses MSDS book appropriately, locking all chemicals when not in use and using them according to instructions.
- All other duties as assigned
Requirements
- Associate degree or equivalent training with strong knowledge of plumbing, electrical, HVAC, and kitchen systems.
- Valid Driver's License and auto insurance
- Experience in maintenance and custodial duties
- Basic knowledge of construction, plumbing, and electrical as well as a technical skill set
- Ability to work efficiently and effectively
- Ability to handle multiple tasks simultaneously.
- Experience working with older adults in senior living, long-term care, home health or other health care setting.
- Ability to work in a team environment.
- Strong communication and interpersonal skills.
- Strong computer skills and ability to interact with a variety of electronic devices.
- Ability to communicate effectively verbally and in writing using the English language.
- Ability to move around the grounds, stand, sit, and move up and down with repitition.
- Ability to lift, push, and pull a minimum of 50lbs
