Job Opening – Commercial Project Manager

Your Role and Responsibilities:
● Serve as the primary point of contact for General Contractors, overseeing all phases of bidding, contract negotiation, project scheduling, and completion.
● Proactively manage commercial projects to ensure successful, safe, and profitable execution while meeting contractual obligations.
● Accurately interpret and analyze project specifications, blueprints, and contractual documents to create precise take-offs and estimates.
● Provide outstanding customer service to both internal and external stakeholders, ensuring every client feels they “Deserve the Best.”
● Work with vendors to source unique materials that meet project specifications and lead times.
● Maintain clear and transparent project status updates for management, particularly for long-term projects.
● Identify, price, and track change orders, ensuring all additional work is documented and billed appropriately.
● Collaborate with the Customer Service Manager to ensure proper scheduling per contractual requirements.
● Prepare and submit thorough and well-documented review packages for contract approval.
● Conduct site visits to monitor project progress, assist installation crews, and ensure quality standards are met.
● Advocate for safe work practices and encourage a culture of continuous improvement and efficiency.
Required Knowledge, Skills, and Abilities:
● Proficiency with computer systems and software, including Microsoft Outlook, Excel, Word, QuickBooks, and commercial estimating tools (e.g., Procore).
● Strong ability to read and interpret project plans, specifications, and contracts with impeccable attention to detail.
● Effective written and verbal communication skills, with the ability to confidently interact with contractors, customers, and internal teams.

● Ability to manage multiple projects simultaneously while maintaining organization and focus under pressure.
● Experience in identifying and resolving customer service issues promptly.
● Strong negotiation skills to effectively communicate project exclusions and contractual limitations.
● A proactive approach to problem-solving, with a keen eye for process improvement and efficiency.
Experience and Training:
● Minimum of two years of experience in construction estimating, project management, or a related field preferred.
● Completion of OSHA 30-Hour Training (or willingness to obtain within 12 months of hire). ● Holds a valid Maine driver’s license with an insurable driving record.
● Familiarity with LEAN principles and a commitment to implementing process improvements
. ● Industry certification (e.g., American Fence Association credentials) is a plus.
