Project Manager
Summary of Position
Hasen is seeking an experienced and highly organized Project Manager to lead commercial and / or multifamily construction projects from preconstruction through final closeout. The Project Manager is responsible for overall project performance, including safety, schedule, budget, quality, subcontractor coordination, owner communication, document control, and team leadership.
This position requires a strong construction leader who can manage project teams, drive schedules, control costs, communicate clearly, and maintain professional relationships with owners, architects, consultants, subcontractors, vendors, and internal team members. The Project Manager must be proactive, accountable, detail-oriented, and capable of leading projects with discipline from start to finish.
Key ResponsibilitiesProject Leadership & Culture
The Project Manager will serve as the leader of the project team and is expected to champion Hasen’s company culture through professionalism, accountability, teamwork, and strong leadership. This includes mentoring Assistant Project Managers, Project Engineers, Project Coordinators, Superintendents, and other team members while providing clear direction and maintaining a positive, solution-focused project environment.
Preconstruction & Project Start-Up
The Project Manager will participate in preconstruction coordination, constructability review, value engineering, code compliance review, and project handoff. Responsibilities include reviewing drawings and specifications, identifying potential design or coordination issues, supporting bid package development, and completing project handoff requirements to ensure the project team is aligned before construction begins.
Owner Contract Management
The Project Manager will review the Owner Contract and prepare a summary of key reporting, notice, schedule, billing, and compliance requirements. This includes identifying required notice timeframes, such as change event notification deadlines, and ensuring those requirements are communicated to the project team and followed throughout the project.
Owner Change Orders
The Project Manager will manage the Owner Change Order process, including Potential Change Orders, pricing review, backup documentation, schedule impact analysis, and submission to the Owner. The Project Manager will coordinate with the Assistant Project Manager or Project Engineer to ensure all change order requests are properly documented, reviewed, and submitted for approval.
Budget, Cost Control & Cash Flow
The Project Manager is responsible for monitoring project budgets, cost projections, cash flow, and financial performance. This includes reviewing cost reports, verifying coding accuracy, analyzing actual project cash flow, preparing or reviewing cash flow projections, and identifying cost issues before they negatively impact the project.
Owner Billing
The Project Manager will oversee the Owner billing process, including review of Owner pay applications, schedule updates, project photos, delay notices, approved change orders, and supporting documentation. The Project Manager will verify that the pay application cover sheet, schedule of values, and supporting backup are accurate before approval and submission. The Project Manager will also review and respond to bank inspector comments or reporting requirements.
Document Control
The Project Manager will manage project document control to ensure the field team, subcontractors, and vendors are working from current and accurate information. This includes managing Procore drawing sets, distributing revised drawings, ASIs, RFIs, submittal responses, VE items, and other project changes. The Project Manager will also ensure Procore drawings are properly marked up when necessary to avoid confusion in the field.
Quality Control & Punch List Management
The Project Manager will support Hasen’s quality control standards and help drive a “zero defects” mindset. This includes overseeing the punch list process, coordinating pre-walks with the Owner and project team, organizing subcontractor completion sequencing, tracking deficiencies, and ensuring punch list work is completed efficiently and professionally.
Project Buyout & Subcontract Review
The Project Manager will manage the project buyout process with support from the Assistant Project Manager or Project Engineer. Responsibilities include reviewing scopes of work, evaluating subcontractor proposals, reviewing subcontractor markups, confirming scope coverage, identifying contract modifications requiring legal review, and ensuring subcontract and vendor commitments are properly aligned with project requirements.
Meetings & Communication
The Project Manager will lead and attend key project meetings, including architect meetings, owner meetings, and weekly internal project team meetings. Responsibilities include driving discussion on schedule constraints, three-week lookaheads, procurement issues, owner issues, project risks, urgent items, and required action items. The Project Manager will ensure meeting minutes are properly documented and distributed.
Formal Correspondence
The Project Manager will lead formal project correspondence with the Owner, Architect, consultants, subcontractors, and vendors. This includes notices related to delays, changes, noncompliance, cleanup, pay applications, and other contractual or performance-related matters. The Project Manager is responsible for controlling schedule-related communications and ensuring project positions are clearly documented.
Subcontractor Management
The Project Manager will oversee subcontractor performance and ensure subcontractors meet contractual, schedule, safety, quality, and documentation requirements. This includes addressing performance issues, coordinating with the field team, issuing formal notices when necessary, and ensuring subcontractors properly support project completion.
Monthly Status Reporting
The Project Manager will prepare and update monthly status report packages, including project cover sheets, cost reports, schedule updates, project issues, financial summaries, and other required attachments. The Project Manager is responsible for ensuring reports are accurate, complete, and submitted timely.
Project Closeout
The Project Manager will oversee the project closeout process, including substantial completion documentation, owner closeout requirements, warranties, O&M manuals, as-builts, final inspections, punch completion, subcontractor closeout, and final project turnover. The Project Manager will also obtain required Owner signatures on substantial completion documents.
Post-Project Review
At the completion of each project, the Project Manager will lead a post-mortem meeting with the project team and accounting. This includes reviewing lessons learned, subcontractor performance, final budget results, general conditions costs, schedule performance, and opportunities for improvement on future projects.
Qualifications
The ideal candidate will have:
- Minimum of ten years of commercial construction experience with a general contractor or developer.
- Strong leadership, communication, and organizational skills.
- Ability to manage multiple priorities, deadlines, and project stakeholders.
- Strong understanding of construction documents, contracts, RFIs, submittals, change orders, pay applications, schedules, and project closeout.
- Ability to make independent decisions and handle project challenges professionally.
- Experience managing subcontractors, project teams, owners, architects, and consultants.
- Proficiency with Microsoft Office and construction management software.
- Experience with Procore, Bluebeam, P6, or similar platforms preferred.
- OSHA 30-hour certification preferred.
- Design-build experience preferred.
- Spanish language skills are a plus.
Job Requirements
- Bachelor’s degree preferred in Civil Engineering, Building Construction, Construction Management, Architecture, Architectural Engineering, or a related field.
- Reliable transportation.

- Ability to report to work on time with a neat and professional appearance.
- Ability to communicate professionally with owners, consultants, subcontractors, vendors, residents, and team members.
- Ability to successfully complete a background check, MVR check, and drug screening.
Physical Requirements
This position requires regular visits to active construction sites and may include walking, climbing stairs, navigating uneven surfaces, and inspecting work in progress. The role may require lifting, carrying, pushing, or pulling up to 50 pounds occasionally and up to 25 pounds frequently. Regular phone, computer, and verbal communication are required.

Pay: $115,000.00 - $150,000.00 per year
