Job Summary
We are seeking an experienced person to fill the Lead Engineer role for a site in the life science sector. The right candidate must work well within a team, give direction to junior staff, and most importantly train the staff in the proper operation of all building and technical systems. The candidate will be responsible for managing the day-to-day maintenance and operations of all buildings and associated systems. They will assign and supervise the work of Building Engineers and/or Maintenance Technicians and coordinate and/or perform a variety of tenant services for a respective site or group of buildings.
Essential Duties and Responsibilities
- Manage the day-to-day operation, maintenance and repair of all building and site systems for a site or assigned group of buildings. Building systems include HVAC, electrical, lighting, plumbing, energy management, and fire protection.
- Promote, establish and maintain positive relations with tenants via proactive communication and routine follow-up.
- Ensure the proper installation, fabrication, construction, and repair or maintenance of complex mechanical and electrical equipment.
- Review drawings, plans and collaborate with customers engineering department
- Assign and monitor preventive maintenance and repair work schedules for respective site staff.
- Oversee organization and accuracy of preventive maintenance, and repair work and related records for the respective site/buildings.
- Assist Building Engineers and/or perform the troubleshooting of building systems as needed.
- Regularly inspect all areas of the site/building(s) and report deficiencies as well as suggestions for improvements.
- Communicate regularly with the Facility Manager(s) on the status and activity of the mechanical operations of all buildings and promptly report any potential or existing problems.
- Contribute to the collective effort of maintaining exemplary operating and maintenance standards by communicating general property deficiencies to building staff, Property Managers, Director, Engineering, etc.
- Coordinate the day-to-day coverage of respective site/buildings to ensure proper coverage.
- Available for various shifts and to occasionally work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairs. Respond to after-hours emergencies such as fire, flooding, severe weather (including snow and ice removal), power outage, and other related situations including clean-up activities.
- Coordinate and maintain the day-to-day upkeep, organization, and safety of the in-house workspaces, penthouse equipment rooms and base building areas.
- Procure vendor/contract prices for mechanical parts, equipment and tools. Submit for review and approval by Account Director and project manager
- Maintain a logbook on daily activities/events.
- Promote and contribute toward overall effort in maintaining a high standard in the operation and appearance of the building(s) and grounds as well as tenant relations through daily work practices.
Required skills
- Basic computer skills
- Strong technical and problem-solving abilities including those related to mechanical controls.
- Ability to build strong internal and external relationships with building management, co-workers, and vendors
- Ability to work independently as well as a productive member of a team. Be able to coordinate projects or tasks efficiently and optimize the performance of others. Ability to handle multiple tasks or projects simultaneously.
- Familiarity with CMMS and Work Order Management systems
- Demonstrates strong organizational skills.
- Demonstrates strong customer service and interpersonal skills.
- Familiarity with OSHA, NEC, NFC and Life Safety codes.
Qualification
- Qualified individual must have at least two years of related experience.
Physical Requirements
- Regularly required to stand, walk, reach and use arms to perform tasks as well as push and pull objects and grasp with hands.
- Regularly required to talk and hear and occasionally required to smell.
- Frequently required to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders, work at heights and in environments with temperature ranges both while working outside and inside.
- Regularly required to lift and/or move up to 20 lbs. and occasionally required to lift and/or move up to 50 lbs.
- Involves movement between departments, building and floors to facilitate work
Education (Preferred)
- High school diploma or equivalent
