Position Title: HVAC Technician (Tier-III)
Location: New Jersey & New York (North New Jersey and Bronx, NY)
Summary: We are seeking an experienced HVAC Technician to join our facilities team. This position performs advanced installation, diagnosis, repair, and preventative maintenance services to the heating, ventilation, air conditioning, and refrigeration (HVAC/R) systems, equipment, and related building systems across district buildings and structures. This is an experienced, certified trade position requiring a minimum of five (5) years of HVAC/R field experience and an active EPA Section 608 Universal certification.
Qualifications:
- Prior to employment, the following must be addressed:
- Required to complete a criminal history background check to prove that the individual has not been convicted of a crime or a disorderly person’s offense in accordance with N.J.S.A 18A:6-7.1.
- Provide evidence that health is adequate to fulfill the job functions and responsibilities with reasonable accommodation pursuant to 42 U.S.C. 12101 and in accordance with N.J.A.C. 6A:32-6.2.
- Pass the state-required Mantoux Intradermal Tuberculin Test as required by N.J.A.C. 6A:32-6.3.
- Minimum of five (5) years of progressive, hands-on HVAC/R field experience (commercial or institutional preferred).
- Active, valid EPA Section 608 Universal Certification for refrigerant recovery, evacuation, and legal logging (required).
- Valid Driver’s License.
- High school diploma or GED (associate degree or trade/vocational HVAC certificate strongly preferred).
- Ability to read and interpret blueprints, HVAC schematics, MEP drawings, and equipment technical manuals.
- Ability to input and manipulate data using a computer/cellphone.
- Availability to work beyond the normal work day/work week, including on-call emergency response.
- Required physical examination as performed by a licensed physician.
- Ability to lift and carry 50 lbs.
- Ability to climb ladders up to 20 feet.
- Sufficient physical dexterity to perform duties and responsibilities of the job, including heavy work with exposure to inclement weather for prolonged periods of time.
- Ability to read, write, communicate effectively, and understand and follow verbal and written instructions in English.

- Requires prolonged sitting or standing.
- Occasionally requires physical exertion to manually move, lift, carry, pull, or push objects or materials.
- Requires the ability to work in noisy and crowded environments, and around high-voltage and pressurized refrigerant systems.
- Occasionally requires stooping, bending, kneeling, or reaching, including work on rooftops, lifts, and in confined mechanical spaces.
- Requires some traveling between district campuses.
Essential Performance Responsibilities

The HVAC Technician will:
- Diagnose, repair, replace, and install HVAC/R systems including rooftop units (RTUs), split systems, heat pumps, mini-splits, PTAC/through-wall units, boilers, and hydronic systems.
- Perform refrigeration service in compliance with EPA Section 608: check sub-cool and superheat, conduct electronic leak detection, recover and recharge refrigerant, and maintain refrigerant logs.
- Pull and hold a vacuum below 500 microns using a micron gauge; perform high-temp silver brazing under nitrogen purge.
- Replace and troubleshoot HVAC electrical components including capacitors, contactors, transformers, and blower/condenser motors.
- Service hydronic and steam systems, zone valves, circulating pumps, and condensate systems, including installing safety float switches and clearing lines.
- Perform gas valve adjustment and CO combustion analysis to ensure safe operation of gas-fired heating equipment.
- Install, program, and integrate smart/WiFi thermostats.
- Perform preventative maintenance: belt tensioning, coil cleaning, filter replacement, and seasonal start-up/shut-down of mechanical systems.
- Lead and coordinate HVAC installation, renovation, and capital improvement projects; manage vendors and contractors and review work quality.
- Provide technical guidance and mentorship to Maintenance Technician staff and serve as the department’s primary HVAC technician.
- Ensures maintenance requests and work orders are completed satisfactorily.
- Refers work requiring more specialized attention or skilled craftsmanship to appropriate trade lead and follows up through completion.
- Maintains tools and equipment required for maintenance tasks.
- Maintains an accurate inventory of equipment and supplies.
- Makes emergency repairs within knowledge and responsibility.
- Inspects machinery to ensure proper functionality, including checking pressures and temperatures, as required.
- Ensures all work complies with applicable building, mechanical, fire safety, ADA, and OSHA codes and regulations.
- Performs such duties as assigned by the Maintenance Manager.
Perform any other duties within the scope of his/her employment and certification that may be assigned.
Physical and Mental Demands, Work Hazards:
Works in standard office, school building, mechanical room, and rooftop environments, with exposure to refrigerants, high-voltage equipment, and pressurized systems.
