Project Manager
Company: BAMCO Residential
Location: Bowling Green, Kentucky
Job Type: Full-Time, Long-Term Salary Position
Compensation: $60,000-$70,000 per year, depending on experience and qualifications
Company Overview
BAMCO Residential is a growing painting and general contracting company based in Bowling Green, Kentucky. We handle painting, repair, remodeling, roofing/siding, and construction-related projects, and we are looking for a strong Project Manager who can help bring order, accountability, communication, and execution to our active jobs.
We are not looking for someone who only wants a temporary job. We are looking for someone who wants to build with us, grow with us, and take ownership as the company continues to expand.
Position Summary
The Project Manager will serve as a key field execution leader for BAMCO Residential. This person will be responsible for helping projects move forward safely, efficiently, professionally, profitably, and with strong quality standards.
This role connects leadership, customers, field crews, subcontractors, vendors, and office systems. The Project Manager must be able to take approved scopes of work and turn them into organized field execution. That means clear schedules, clear instructions, correct materials, documented changes, clean jobsites, quality workmanship, and completed punch lists.
The right candidate is organized, reliable, proactive, professional, and comfortable managing multiple moving pieces at the same time.
Key Responsibilities
- Oversee active projects across BAMCO Residential’s painting, repair, remodeling, roofing/siding, and construction scopes.
- Plan, coordinate, and maintain project schedules so crews, subcontractors, vendors, deliveries, inspections, and customer expectations stay aligned.
- Turn approved estimates and scopes of work into clear instructions that crews and subcontractors can execute.
- Lead daily jobsite coordination, including who is on site, what work is being completed, what materials are needed, and what issues need attention.
- Communicate clearly and regularly with customers before, during, and after projects.
- Coordinate subcontractors and crews, including scheduling, scope clarification, sequencing, quality expectations, and progress follow-up.
- Source, order, confirm, and track materials so jobs are not delayed by missing paint, drywall, lumber, fixtures, hardware, rental equipment, or specialty items.
- Monitor job progress against the estimate, schedule, labor plan, material budget, and profit expectations.
- Identify scope changes, hidden conditions, customer requests, and field surprises early.
- Communicate change-order needs to the Operations Manager before extra work continues.
- Enforce BAMCO standards for prep, protection, application, installation, cleanliness, workmanship, and final presentation.
- Perform quality-control checks during production, not only at the end.
- Document projects with photos, notes, material information, customer decisions, jobsite conditions, and change-order details.
- Maintain safe, clean, organized, and professional jobsites.
- Track punch lists, open items, customer concerns, incomplete work, and final touch-ups until resolved.
- Help close out projects by confirming completion, collecting final photos, confirming customer satisfaction, and preparing the job for billing/closeout.
- Participate in production, planning, and leadership meetings with clear updates, risks, solutions, and decision points.
- Bring solutions, not just problems.
Required Qualifications
- Proven experience in construction project management, field supervision, construction leadership, or similar field coordination role.
- Experience managing crews, subcontractors, schedules, materials, and active jobsites.
- Strong understanding of construction, remodeling, painting, repairs, materials, sequencing, and field operations.
- Ability to read and understand scopes of work, estimates, budgets, drawings, floor plans, and basic construction documents.
- Strong communication skills by phone, text, email, and in person.
- Strong organization and follow-through.
- Ability to manage multiple projects and details without losing track of priorities.
- Valid driver’s license.
- Legally eligible to work in the United States.
- Reliable transportation and clean, professional driving habits.
- Willingness to work in a drug-free workplace environment.
- Ability to pass background check and driving record check if required for the role, subject to applicable law.
Preferred Qualifications
- 5+ years of construction project management, field supervision, or construction leadership experience strongly preferred.
- Experience managing multiple trades and subcontractors.
- Experience with painting, remodeling, roofing/siding, drywall, flooring, repairs, or general contracting scopes.
- Experience with material sourcing, takeoffs, field measurements, customer walkthroughs, punch lists, and project closeout.
- Ability to use or quickly learn tools such as Houzz Pro, Google Workspace, QuickBooks awareness, WhatsApp, Grasshopper, Apple devices, photo documentation tools, CRM systems, and project management platforms.
- OSHA, safety, trade, construction management, or other relevant training is a plus.

- Calm under pressure.
- Strong communicator.
- Proactive and solution-minded.
- Comfortable leading crews and subcontractors.
- Professional with customers, vendors, and team members.
- Able to hold people accountable respectfully.
- Teachable and willing to follow company systems.
- Strong sense of ownership.
- Honest, dependable, and consistent.
- Able to work with urgency without creating chaos.
Work Environment Expectations
This role includes field-based work, office coordination, customer communication, vendor coordination, and jobsite visits. The Project Manager will spend time on active jobsites and must be comfortable working around normal construction conditions such as dust, noise, tools, ladders, changing weather, and active crews.
The role may require walking jobsites, climbing stairs, using ladders when appropriate and safe, taking measurements, carrying light materials or equipment, inspecting work, taking photos, and driving between jobsites, suppliers, customers, and the office.
