As a Project Manager you will provide strategic directions, coordination and project management services for new construction and improvement projects.
Seeking a candidate with history of multi-family unit project management experience. This position requires oversight and guidance in regards to new construction, renovations, and capital projects. You will be the one to ensure that all items related to the project are executed effectively and efficiently whilst adhering to budgetary and timeline requirements.
Essential Functions and Responsibilities:
The Project Manager will complete a broad variety of tasks for the company including but not limited to the following as other duties may be assigned:
· Strong knowledge of apartment maintenance
· Budget preparation and P&L Review
· Recommends measures to improve methods of operations, performance, safety and quality of service.
· Serve as the front-line liaison between the contracted vendors and management to ensure proper implementation of company standards and requirements.
· Determine alternatives, makes recommendations, and gather data and information in response to proposed remodels, repairs, and capital improvement.
· Facilitate the incorporation of selected changes in consultation with management and owners and communicates these changes to the contractor for implementation.
· Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
· Ensures regular and timely communication to management noting any maintenance problems or life/safety deficiencies.

Position Requirements:
· Three years of project management and/or construction management.
· Experienced with PC-based information, financial and word processing systems, and software. i.e., MS Excel, Word, PowerPoint, Project.
· Demonstrated track record of exemplary customer service and client satisfaction.
· Exemplary communication, organization, interpersonal, and leadership skills.
· Must have a proven track record of planning, organizing, and coordinating the work activities of outside consultants and contractors with the needs of institutional protocols and customer requirements.
· Fire life safety and building code knowledge and experience.
· Position requires equal amounts of sitting, walking, standing, and lifting to 50 lbs., pushing, pulling, climbing, bending, and various equipment/tool operation daily.
· Must have and maintain own tools.
· The position requires on-call duty.
· Requires travel

Pay: $70,000.00 - $80,000.00 per year
