THE OPPORTUNITY
We are looking for an experienced Maintenance Supervisor to lead the maintenance operations of a residential apartment community in the North Charleston suburban market. You will oversee a team of two maintenance technicians and report directly to the Lead Property Manager.
This is a value-add portfolio. That means there is real work to be done: units being repositioned, systems being upgraded, and a preventative maintenance program that needs consistent ownership. This is not a steady-state, reactive-only operation. We are looking for someone who thinks ahead, builds systems, and takes genuine pride in the condition of their property.
You will set the maintenance standard for the community, from daily work order execution to long-range planning. You will be the person residents count on when something goes wrong, and the person leadership counts on to make sure it does not.
WHAT YOU WILL OWN
MAINTENANCE OPERATIONS
● Coordinate, schedule, and respond to all resident and management work orders with urgency and accuracy
● Conduct daily property walks to inspect grounds, buildings, and community features, identifying and correcting hazardous conditions before they become liability concerns
● Lead and execute make-ready turns, walking units to verify completion and quality before move-in
● Oversee all repairs and replacements in common areas and residential units, ensuring work meets a first-class standard
● Maintain an organized, properly stocked maintenance shop in compliance with OSHA and safety guidelines
● Manage maintenance supply inventory within budget guidelines, obtaining competitive bids from vendors and suppliers
● Maintain accurate records for service requests, preventative maintenance schedules, EPA/OSHA compliance, and work-in-progress
● Participate in on-call emergency response for the property
PREVENTATIVE MAINTENANCE
● Own and execute a structured preventative maintenance program that protects the long-term condition of the asset and minimizes reactive repair costs
● Schedule and perform seasonal HVAC servicing, filter replacements, and system inspections on a consistent cadence
● Proactively identify capital needs and deferred maintenance items, communicating recommendations to the Lead Property Manager with supporting documentation
● Maintain hazard communications program and promote safe work practices across the maintenance team at all times
TEAM LEADERSHIP
● Directly supervise, train, and schedule two maintenance technicians, setting daily priorities and checking work quality throughout the day
● Provide immediate coaching and instruction when work does not meet standard, with a mindset of developing your team rather than just correcting them
● Provide input to the Lead Property Manager on technician performance evaluations
● Foster a culture of accountability, pride of ownership, and team-first execution on the maintenance staff
RESIDENT RELATIONS
● Interact with residents during service calls and property walks with professionalism, friendliness, and a genuine commitment to resolving their concerns
● Monitor service request turnaround and hold yourself and your team to a high responsiveness standard
● Represent the community to residents, vendors, and contractors in a way that reflects the standard of care we deliver
● Enforce community policies and procedures consistently and professionally
WHO YOU ARE
You are a maintenance professional who leads from the front. You are in the field with your team, not behind a desk. You take personal ownership of the condition of your property, and you hold a standard that you would be proud to show anyone at any time.
● You have 3 or more years of multifamily residential maintenance experience, with prior supervisory experience strongly preferred
● EPA 608 certification is required
● HVAC certification is required
● You are a skilled generalist: HVAC, plumbing, electrical, appliance repair, drywall, and painting are all within your wheelhouse
● You have experience building or executing a preventative maintenance program, not just responding to work orders
● You lead your team with clarity and consistency: you set expectations, check the work, and coach toward a higher standard
● You communicate with residents like a professional: with patience, follow-through, and a genuine desire to solve the problem
● You are organized: your shop is clean, your records are current, and your schedule is not something that happens to you
● Must have reliable transportation and the ability to respond to after-hours emergencies
● Basic computer skills and ability to operate property management software for work order tracking is required
