Maintenance Technician
Compensation: Based on Experience
We are looking for a dependable, skilled, and proactive Maintenance Technician to join our team. This position is responsible for maintaining the property’s mechanical, electrical, plumbing, HVAC, refrigeration, and general building systems to ensure a safe, comfortable, and well-maintained environment for our guests and team members.
The ideal candidate is a hands-on problem solver with strong mechanical skills, attention to detail, and the ability to work independently while providing excellent customer service.
Key Responsibilities
- Oversee the day-to-day maintenance needs of the property and prioritize work orders.
- Establish daily work schedules and follow up on assignments with approval from the Property Manager.
- Perform routine property inspections and identify maintenance issues, needed repairs, and potential future needs.
- Inspect guest rooms and common areas regularly and communicate concerns and recommended solutions to management.
- Perform preventative, corrective, emergency, and general maintenance throughout the property.
- Troubleshoot, repair, and maintain HVAC systems, refrigeration equipment, appliances, plumbing, electrical systems, and other mechanical equipment.
- Service and repair appliances including refrigerators, ovens, dishwashers, and other commercial equipment.
- Perform minor repairs to walls, doors, fixtures, and other building components.
- Complete painting and general property repairs as needed.
- Maintain exterior and public-area lighting.
- Clean and maintain gutters and downspouts.
- Assist with groundskeeping and property cleanliness, including proper disposal of trash.
- Maintain a clean, organized, and safe maintenance/workshop area.
- Maintain accurate records of maintenance requests, repairs, inspections, and preventative maintenance.
- Maintain inventory of tools, equipment, parts, and supplies.
- Make approved purchases of maintenance supplies, equipment, and services.
- Ensure employees are properly trained on the safe use of maintenance equipment when applicable.
- Maintain proper key control for the property.
- Respond promptly to maintenance emergencies and guest-related maintenance concerns.
- Maintain communication with management regarding property conditions, guest needs, and urgent repairs.
- Work with local utility and government agencies as needed regarding fire, electrical, water, gas, sewage, and other property-related issues.
- Carry a company cell phone and remain available for on-call responsibilities as required.
- Operate company vehicles safely and in accordance with all traffic laws and company policies.
- Follow all company policies, safety procedures, and applicable regulations.
Qualifications & Experience
- Previous experience as a Maintenance Technician, Service Technician, Facilities Technician, or similar role preferred.
- Experience with HVAC, refrigeration, plumbing, electrical systems, appliances, or mechanical equipment.
- Strong troubleshooting and problem-solving skills.
- Ability to read and understand equipment manuals, schematics, and technical documentation.
- Hands-on experience repairing HVAC systems, air conditioning units, ventilation systems, or refrigeration equipment preferred.
- Experience maintaining commercial kitchen equipment such as ovens, dishwashers, refrigerators, and related appliances is a plus.
- Familiarity with preventative maintenance and MRO procedures preferred.
- Ability to safely use hand tools, power tools, diagnostic equipment, and maintenance equipment.
- Strong attention to detail and organizational skills.
- Ability to work independently, prioritize multiple tasks, and respond effectively to emergencies.
- Excellent communication and customer service skills.
- Valid driver's license and safe driving record preferred.
