Job Overview
We are seeking a proactive and skilled HVAC Technician specialized in apartment maintenance to join our dynamic property management team. In this role, you will be responsible for ensuring the optimal operation, repair, and installation of heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, electrical systems, and mechanical equipment across residential apartment communities. Your expertise will help maintain a safe, comfortable living environment for residents while supporting the overall property maintenance operations. Duties
- Perform routine inspections and preventative maintenance on HVAC systems, refrigeration units, boilers, electrical systems, and plumbing infrastructure within residential buildings.
- Troubleshoot and repair HVAC/R systems using schematics, electrical diagnostics tools such as ohmmeters, and mechanical knowledge to identify issues swiftly and accurately.
- Install new HVAC equipment including air conditioning units, ventilation systems, and related mechanical components following HVAC design specifications.
- Conduct equipment troubleshooting and repairs on refrigeration systems, ammonia refrigeration units, boilers, and other mechanical systems to ensure continuous operation.
- Utilize hand tools, welding equipment, and building automation systems to perform repairs and upgrades efficiently.
- Diagnose electrical problems using electrical diagnostics techniques; repair electrical systems to ensure safety and compliance with EPA standards.
- Assist with property maintenance tasks such as appliance repair, plumbing fixes, welding projects, and general mechanical system repairs to uphold high standards of resident comfort.
- Maintain detailed records of service activities, inspections, repairs performed, and parts used; prepare reports for management review.
- Support field service operations by managing work orders efficiently and providing excellent customer service to residents and property staff.

Requirements
- Proven experience in construction or property maintenance with a focus on HVAC system repair and installation.
- Service technician experience with HVAC/R systems including refrigeration and boiler operations.
- Strong knowledge of schematics, building automation systems, electrical diagnostics, plumbing procedures, and mechanical systems repair.
- Ability to troubleshoot equipment issues using tools such as ohmmeters and other diagnostic devices; experience with welding is a plus.
- Familiarity with HVAC design principles and HVAC system maintenance best practices.
- Valid EPA certification for refrigerant handling; additional certifications related to electrical or mechanical work are advantageous.
- Mechanical knowledge complemented by hands-on experience with hand tools and equipment repair techniques.
- Excellent customer service skills with the ability to communicate technical information clearly to residents and team members.
- Valid driver’s license with the ability to operate a van or service vehicle safely; experience as a van driver is preferred.
- Ability to work independently in the field while managing multiple priorities effectively.

Pay: $27.00 - $33.00 per hour
