Position Summary

The Maintenance Supervisor is a key leadership role responsible for overseeing all aspects of property maintenance and managing the maintenance team. This exempt position requires a skilled professional with strong technical knowledge, leadership abilities, and strategic thinking to ensure the property's physical assets are well-maintained, safe, and operating efficiently.

Key Responsibilities

Develop and implement comprehensive preventative maintenance programs for all property systems and equipment

●

Manage and mentor the maintenance team, including hiring, training, performance evaluations, and professional development

●

Create and oversee maintenance schedules, prioritizing tasks and allocating resources effectively

●

Develop and manage annual maintenance budgets, including capital improvement projects

●

Analyze maintenance costs and implement strategies to optimize efficiency and reduce expenses

●

Establish and maintain relationships with vendors and contractors, negotiating service contracts and overseeing quality of work

●

Ensure compliance with all safety regulations, building codes, and company policies

●

Conduct regular property inspections and develop action plans for improvements

●

Oversee unit turn process, ensuring timely and high-quality preparation of vacant units for new residents

●

Manage inventory of maintenance supplies and equipment, implementing cost-effective procurement strategies

●

Collaborate with the Community Manager on long-term property improvement plans

●

Respond to and resolve escalated maintenance issues, using independent judgment to make decisions

●

Participate in after-hours emergencies, managing response strategies rather than performing hands-on work

●

Prepare and analyze maintenance reports for property management and ownership

●

Stay informed about industry trends and new technologies to continuously improve maintenance operations

Qualifications

●

Bachelor's degree in Facilities Management, Engineering, or related field preferred

●

Minimum 5 years of experience in property maintenance, with at least 2 years in a supervisory role

●

Strong knowledge of building systems, including HVAC, plumbing, electrical, and construction

●

Proven leadership and team management skills

●

Excellent problem-solving and decision-making abilities

●

Strong financial acumen for budget management

●

Proficiency in property management software and Microsoft Office suite

●

Valid driver's license and clean driving record

●

EPA certification required

●

CPO certification preferred

●

HVAC certification preferred

5+ years in property maintenance or facilities management

Demonstrated success in leading maintenance teams and improving operational efficiency

Education

Bachelor's degree preferred; equivalent combination of education and extensive experience may be considered

Additional Information

●

This is an exempt position, not eligible for overtime pay

●

Regular work hours are generally Monday to Friday, but flexibility is required to address property needs and emergencies

●

Ensure there is on-call coverage available to make critical decisions outside of regular business hours

●

Compensation includes a competitive salary commensurate with experience, plus a comprehensive benefits package

Pay: $65,000.00 - $75,000.00 per year
