Position Summary
The Field Project Manager — Metal Building Services & Repairs is a hands-on, field-based leadership role responsible for launching and growing SC Steel’s dedicated building maintenance, repair, and restoration division. This is a job-chargeable position — the Field PM is expected to be on job sites 80%+ of the time, personally performing and supervising repair work, running crews, and billing their time directly to projects. Office and administrative time should be limited to early mornings, evenings, and as-needed — not the default.
This individual will own the full lifecycle of the division’s operations: inspecting buildings, estimating and selling the work, building and managing a field crew, personally executing repairs alongside that crew, and ensuring every job is completed safely, on time, and profitably. As the division grows and the crew expands, the Field PM’s ratio of personal production to supervision will shift — but in the early stages, this person needs to be the best worker on the crew, not someone watching from the truck.
The ideal candidate has deep trade knowledge in metal building systems, commercial roofing, carpentry, or sheet metal — and can diagnose problems in the field, price the work accurately, and personally execute or lead the repairs. Candidates with strong backgrounds in commercial roofing, carpentry, or sheet metal are encouraged to apply. This person must be comfortable selling work directly to building owners and facility managers, but the primary value they bring is field production and crew leadership. Like all roles at Summit City, this is a boots-on-the-ground position. If you’d rather manage from a desk, this isn’t the job.
Division Service Capabilities
The Metal Building Services & Repairs division delivers comprehensive commercial and industrial building maintenance, repair, and restoration services. The Project Manager is responsible for selling, estimating, and delivering the following services:
Roofing & Roof Systems
- Metal roof inspections, leak detection, and repair
- Full roof tear-off and re-roofing (standing seam, R-panel, screw-down systems)
- Roof curb repair, replacement, and new fabrication/installation
- Ridge cap, panel replacement, and roof penetration sealing/flashing
Exterior Building Envelope
- Metal wall panel and siding repair and replacement
- Trim, flashing, coping, and sealant/caulking restoration
- Gutter, downspout repair and replacement
- Overhead door, man-door, and dock door repair and replacement
- Exterior painting and coating systems
Interior & Structural
- Structural steel repair and reinforcement
- Column, beam, and structural support maintenance
- Interior liner panel and insulation repair/replacement
- Interior door and hardware repair
Specialty & Emergency Services
- Insulated metal panel (IMP) repair using Bondo/filler restoration techniques
- Custom sheet metal fabrication and installation
- Building envelope inspections and assessments
- Rapid storm damage response, temporary weatherproofing, and emergency structural stabilization
- Insurance damage documentation support
- Concrete and masonry inspection and repair
Core Responsibilities
Field Production & Execution (Primary)
- Personally perform repair, maintenance, and restoration work on active job sites — this is a job-chargeable position and field production is the top priority
- Lead crews from the front: set the pace, demonstrate proper techniques, and work alongside the team on every job until the division scales to the point where full-time supervision is warranted
- Own daily production output across all active service projects, ensuring work is completed on schedule and within budgeted hours
- Develop and manage the division’s project schedule, balancing scheduled maintenance work, repair projects, and emergency call-outs
- Ensure proper work methods, safety plans, and material lists are in place before crews mobilize to each job
- Manage resource planning across concurrent jobs, including manpower allocation, equipment needs, and material procurement and staging
- Coordinate with dispatch and fleet operations for equipment scheduling, delivery, and availability
- Identify and resolve production issues in real time on the job site; escalate to the President only when necessary
Estimating, Inspections & Business Development
- Conduct on-site building inspections and assessments to identify repair needs and develop scopes of work — schedule these around active production, not instead of it
- Prepare accurate estimates and proposals for repair, maintenance, and re-roofing projects, including labor, materials, and equipment costs
- Pursue and develop new service accounts with building owners, property managers, facility managers, and general contractors through job site presence, referrals, and direct outreach
- Build a pipeline of recurring maintenance contracts and service agreements to create steady, predictable revenue
- Track leads, proposals, win/loss rates, and revenue targets; report pipeline status to the President monthly
- Represent SC Steel professionally in client meetings and site walks — let the quality of your field work be the primary sales tool
Crew Building & Leadership
- Recruit, hire, and build the division’s field workforce, starting with a core crew and scaling as revenue supports growth
- Work alongside crew members daily — earn respect through skill and work ethic, not title
- Directly supervise foremen and field crews, setting clear expectations for quality, production, safety, and professionalism
- Train and develop field workers through hands-on mentorship; build a team that can eventually operate jobs independently as the division scales
- Manage crew staffing levels, including recommendations for hiring, promotions, disciplinary actions, and terminations in coordination with the President
- Lead by example in every aspect: first one on the roof, last one to leave, highest standard of workmanship
Quality & Safety
- Ensure all repair and maintenance work meets or exceeds quality standards, including proper fastening, sealing, flashing details, panel alignment, and finish work
- Enforce the company safety program without exception — conduct and/or oversee toolbox talks, job hazard analyses, site inspections, and incident investigations
- Maintain zero tolerance for safety shortcuts, ensuring all crews use proper PPE, fall protection, and equipment operation procedures
- Coordinate with the Safety Director on compliance issues, OSHA requirements, and corrective actions
- Ensure all work complies with local building codes and manufacturer specifications
Client Relations & Service Quality
- Serve as the primary point of contact for division clients — own the relationship from inspection through completed work, built on the credibility of personally doing or overseeing the work
- Communicate proactively with clients on scheduling, progress, change orders, and any issues — most of this happens face-to-face on the job site
- Conduct post-completion walk-throughs with clients to ensure satisfaction and identify additional service opportunities
- Respond promptly to emergency service calls and personally lead rapid mobilization when urgent situations arise
- Build a reputation for reliability, quality, and responsiveness that drives repeat business and referrals
Budget & Cost Management
- Manage labor and material costs on every project to meet or beat estimated margins — you are running these jobs, so cost control starts with your daily decisions in the field
- Track your own time and crew time accurately to job codes; ensure all hours are job-chargeable and properly documented
- Review job cost data and identify variances early — implement corrective actions when projects trend over budget
- Minimize waste, rework, and equipment idle time — treat every project dollar as your own
- Provide monthly financial reporting to the President, including revenue, margin, backlog, and pipeline metrics
Equipment & Logistics
- Coordinate with the Fleet & Equipment Compliance Manager on equipment needs, mobilization schedules, and maintenance requirements
- Ensure all equipment inspections are completed on time and documented per company policy
- Plan equipment needs for each job and communicate requirements in advance to avoid project delays
- Maintain an organized inventory of common repair materials, fasteners, sealants, and trim stock to enable fast response times
Qualifications
Required
- Minimum 7 years of hands-on field experience in metal building construction, commercial roofing, carpentry, sheet metal, or a related construction trade — you must be able to personally perform the work, not just manage it
- Minimum 3 years in a supervisory, foreman, or lead role with direct oversight of field crews while still personally producing
- Strong working knowledge of building envelope systems: standing seam and screw-down roofing, wall panel systems, structural framing, doors, flashing, trim, and sealants
- Demonstrated ability to estimate and bid service/repair work accurately, including labor, materials, and equipment
- Ability to read and interpret architectural and structural drawings, building plans, and manufacturer specifications
- Proven ability to develop client relationships and generate new business through quality work and direct outreach
- Comfortable working at heights, on roofs, and in all weather conditions on a daily basis
- Strong organizational skills with the ability to manage multiple concurrent projects while maintaining personal production
- OSHA 30 certification (or willingness to obtain within 90 days of hire)
- Valid driver’s license with clean driving record
Preferred
- Experience with Procore or similar project management / CRM software
- Experience in commercial/industrial roof repair or re-roofing (metal, TPO, or modified bitumen)
- Background in metal building erection, maintenance, or restoration
- Crane operator certification (NCCCO or equivalent) or aerial lift training certifications
- Familiarity with manufacturer warranty requirements for metal building components (Nucor, BlueScope, MBCI, etc.)
- Experience building or launching a new division, service line, or branch operation
- Estimating experience with RSMeans, Accubid, or similar tools
Key Performance Indicators
The Field Project Manager will be evaluated on the following metrics, reported monthly at the leadership meeting:
- Personal utilization rate — percentage of hours billed directly to jobs (target: 80%+ in early stages)
- Division revenue vs. target — monthly and year-to-date
- Gross margin by project and division-wide
- Proposal volume and win rate (number of estimates sent, contracts awarded, close percentage)
- Schedule adherence — percentage of jobs completed on or before committed date
- Safety record — incident rate, near-miss reporting, inspection compliance
- Quality metrics — callback/rework rate, client satisfaction, repeat business rate
- Crew production rates vs. estimated hours
- Crew retention, development, and headcount growth aligned with division revenue
- Daily reporting accuracy and timeliness
Pay: $85,000.00 - $115,000.00 per year
