About the Role
The Senior Project Manager is responsible for leading multiple custom home projects from preconstruction through construction. This role serves as the central point of coordination between field operations, finance, consultants, and clients.
We are looking for a proactive, detail-oriented leader who can manage complexity, drive accountability, and consistently deliver projects on time, on budget, and at the highest level of quality.
Key Responsibilities
Preconstruction, Planning & Estimating
- Align project scope, budget, and schedule early in the process
- Prepare preconstruction schedules and coordinate with architects, consultants, and development teams
- Perform quantity takeoffs and develop detailed project estimates
- Solicit, level, and analyze subcontractor bids
- Build and maintain project budgets, including contingencies and cost assumptions
Project Execution
- Manage multiple high-end residential projects across Maui
- Oversee RFIs, submittals, procurement, change orders, and pay applications
- Maintain and update master project schedules in collaboration with superintendents
- Ensure compliance with permits, building codes, HOA requirements, and safety standards
- Proactively identify and resolve risks impacting budget, schedule, or quality
Client & Consultant Coordination
- Serve as the primary point of contact for owners and consultants
- Lead regular site meetings and provide clear, consistent project updates
- Manage the change order process with transparency and professionalism
- Deliver a high-touch, concierge-level client experience
Team Leadership & Collaboration
- Partner closely with superintendents and project engineers
- Ensure alignment between field operations and office workflows
- Maintain clear, accurate project documentation and communication
Financial Oversight
- Collaborate with leadership and finance on budgeting, forecasting, and job costing
- Prepare and manage estimates, change orders, and cost projections
- Track job costs, ensure accurate cost coding, and support timely vendor payments
Qualifications
- Bachelor’s degree in Construction Management, Engineering, or equivalent experience
- 7+ years of experience managing high-end residential construction projects
- Strong expertise in estimating, scheduling, and budget management
- Experience working directly with clients and design professionals
- Ability to read and interpret construction drawings and specifications
- Proficiency in Microsoft Office and project management software
