We are seeking an experienced Construction Project Manager to oversee luxury residential projects from preconstruction through completion. This role requires a proactive leader who can successfully manage budgets, schedules, subcontractors, and client communication while maintaining the highest standards of quality and service.

Primary Responsibilities

Lead high end residential construction projects from preconstruction through final completion.
Develop project budgets, schedules, and procurement plans to ensure successful project delivery.
Review contracts and manage all contractual obligations throughout the project.
Prepare bid packages, develop scopes of work, negotiate subcontract agreements, and issue purchase orders.
Coordinate closely with the architecture team, field staff, consultants, and clients to maintain alignment throughout construction.
Monitor project budgets, review field expenditures, and prepare monthly cost projections.
Prepare weekly project status reports for clients and team.
Manage project documentation including submittals, Requests for Information (RFIs), change orders, allowances, warranties, and closeout documentation.
Review and approve subcontractor pay applications and owner billing requests.
Conduct regular site visits to monitor quality, safety, progress, and compliance with company standards.
Identify project risks early and develop practical solutions to maintain schedule and budget.
Lead project punch list completion and ensure a seamless client turnover experience.
Foster positive relationships with clients, architects, inspectors, subcontractors, and internal team members.

Qualifications

Minimum of 5 years of experience managing luxury or high-end residential construction projects; additional experience is preferred.
Strong knowledge of residential construction methods, sequencing, building systems, and industry best practices.
Ability to read, interpret, organize, and coordinate architectural, structural, civil, MEP, and construction drawings.
Experience coordinating permit applications, responding to plan review comments, and working with local building departments and regulatory agencies.
Excellent organizational, communication, and leadership skills with the ability to effectively manage subcontractors, clients, consultants, and project teams.
Proven ability to manage multiple priorities while maintaining exceptional attention to detail and delivering high-quality results.
Strong problem-solving, critical-thinking, and decision-making abilities in a fast-paced construction environment.
Proficient in Microsoft Office, Google Workspace, Smartsheet, and construction management software. Experience with Sage 100 is a plus.
Valid Florida driver’s license with reliable transportation.
Bachelor’s degree in Construction Management, Building Construction, Engineering, or a related field is a plus.
Current First Aid and CPR certification is a plus.
Bilingual (English/Spanish) is a plus.
