This is not a production or tract-home superintendent position.
We are seeking a proven construction leader who has personally managed complex custom projects and understands the complete construction process—from civil coordination, utilities, grading, and off-site improvements through vertical construction, high-end finishes, commissioning, and final turnover.
The Opportunity
Emery Lane Homes & Development is seeking an experienced, field-driven On-Site Project Manager / Custom Home Superintendent to take full ownership of sophisticated ground-up custom homes, major residential remodels, and select development projects.
This is an opportunity to join a growing custom-home and development company where experienced builders are trusted to lead, make decisions, and take ownership of exceptional projects. The right candidate will be equally comfortable reviewing civil and architectural plans, coordinating site infrastructure, directing subcontractors in the field, communicating with clients and design professionals, and driving the construction schedule without constant direction.
This position requires broad construction knowledge, sound judgment, urgency, accountability, and the ability to anticipate challenges before they affect quality, cost, or schedule. Experience limited primarily to repetitive production housing will not provide the depth required for this role.
What You Will Own
Full Project Leadership
- Lead projects from preconstruction and mobilization through final completion, punch-list management, owner orientation, and turnover.
- Develop, maintain, and actively drive detailed construction schedules covering long-lead items, selections, inspections, trade sequencing, and recovery plans.
- Coordinate daily field operations, subcontractors, suppliers, consultants, manpower, materials, equipment, and site logistics.
- Manage multiple active projects in different phases while maintaining clear priorities, accurate reporting, and consistent follow-through.
- Take ownership of project outcomes, including schedule, quality, safety, documentation, client experience, and field cost awareness.
Site Development, Civil, and Off-Site Improvements
- Read, understand, and coordinate civil, grading and drainage, utility, architectural, landscape, and pool plans.
- Manage site preparation, demolition, earthwork, grading, drainage, retention, and building-pad coordination.
- Coordinate dry and wet utilities, including power, gas or propane, water, sewer or septic, communications, trenching, sleeves, meters, and service connections.
- Oversee required on-site and off-site improvements, including curbs, gutters, sidewalks, driveway approaches, paving, rights-of-way, and utility tie-ins.
- Coordinate surveyors, civil engineers, utility providers, municipalities, inspectors, and specialty contractors to resolve conflicts and maintain progress.
Custom Construction and Quality
- Direct complex custom-home construction and/or Multifamily and Select Commercial projects from foundations and structural systems through MEP rough-ins, drywall, millwork, specialty finishes, exterior improvements, and closeout.
- Coordinate custom detailing, unique assemblies, changing field conditions, and the work of architects, engineers, interior designers, landscape designers, and specialty trades.
- Review plans, specifications, shop drawings, selections, and scopes for constructability, conflicts, missing information, and quality expectations before work begins.
- Inspect work continuously, enforce Emery Lane standards, establish corrective-action plans, and verify completion before approving trade progress.
- Maintain clean, secure, and professional jobsites appropriate for luxury clients and high-visibility neighborhoods.
Cost Control, Documentation, and Communication
- Partner with the Purchasing Manager and Construction Coordinators to confirm scopes, identify gaps, support buyout, control field-driven costs, and prevent unauthorized work.
- Document daily activity, progress photos, inspections, schedule updates, decisions, delays, changed conditions, and trade performance in Buildertrend.
- Lead project meetings and communicate clearly with owners, internal leadership, architects, designers, engineers, subcontractors, suppliers, and public agencies.
- Identify concerns early, present recommended solutions, and follow through until each issue is fully resolved.
- Support permitting, inspections, testing, closeout documentation, and Certificate of Occupancy requirements.
Required Experience
- Custom residential leadership is mandatory: At least five years of successful experience managing ground-up custom homes or complex high-end projects as a Project Superintendent, Project Manager, or comparable field leader.
- A broad construction background is required: Demonstrated experience across multiple building systems, phases, trades, and finish levels and not solely one repetitive product type or narrow phase of construction.
- Site and infrastructure experience is mandatory: Direct experience coordinating civil work, grading and drainage, utilities, driveway approaches, and on-site or off-site improvements.
- Proven ability to deliver full-cycle projects from site mobilization through final inspection and owner turnover.
- Strong plan-reading and constructability skills across civil, architectural, structural, MEP, and design documents.
- Working knowledge of applicable building codes, permitting, inspections, safety requirements, and construction practices.
- Demonstrated ability to build and enforce schedules, hold trades accountable, solve field problems, and maintain demanding quality standards.
- Confident, professional communication with high-end homeowners, design teams, consultants, subcontractors, and company leadership.
- Proficiency with Buildertrend, Procore, JobTread, or comparable construction-management software, along with Microsoft 365.
- Valid driver’s license and the ability to travel among active project sites throughout the Phoenix metropolitan area.
Preferred Background
- Experience with residential development, luxury remodels, multifamily construction, or small commercial projects in addition to custom homes.
- Experience building in Phoenix, Scottsdale, Paradise Valley, or other demanding municipal jurisdictions.
- A degree in Construction Management, Engineering, Architecture, or a related discipline. Equivalent field experience is equally valued.
- Bilingual English/Spanish communication skills are a plus.
