Senior Project Manager – Plumbing, HVAC & Home Maintenance
We keep homes running. Every day our technicians are dispatched to plumbing failures, HVAC no-cools, leaks, and the full range of home repairs — and every one of those jobs needs someone who can scope it correctly, price it fairly, and get it closed out on time. That's this role. We're hiring one Senior Project Manager to own the estimating and job oversight side of the business.
About Blue Chip Maintenance
Blue Chip Maintenance is a Tampa-based maintenance and repair company serving property management companies and residential rental portfolios. We handle plumbing, HVAC, electrical, carpentry, and general home maintenance across multiple markets. We're small enough that your work is visible and your judgment matters, and busy enough that there is always something to solve.
What success looks like
A year in, you'll be the person our coordinators, technicians, and clients trust to get a scope right the first time. Your estimates go out same-day, your bids hold up against actual cost, your jobs close without surprises, and the property managers we serve call you directly because they know you'll give them a straight answer.
What you'll do
- Prepare accurate, detailed estimates — this is a high-volume desk, averaging 15–20 estimates a day
- Read a scope of work and know immediately what the job really takes: parts, labor hours, access, and code
- Plan and supervise plumbing, HVAC, electrical, carpentry, and general maintenance work from intake through completion
- Direct and support a team of technicians, and give them real guidance when a job goes sideways in the field
- Review progress photos, run quality assurance, and hold the work to standard
- Manage bid pricing from vendors and subcontractors, and negotiate agreements that stay profitable
- Determine the manpower and materials each job needs, within budget
- Build and maintain working relationships with vendors, subs, and the maintenance coordinators we serve
- Ensure adherence to all local codes and permit requirements
What we're looking for
Required:
- Deep hands-on knowledge of plumbing and HVAC — you've done the work, not just managed it
- Working knowledge of general home maintenance and repair, plus electrical and light construction
- 5+ years of experience estimating repair or construction work
- Previous experience as a maintenance supervisor, service manager, or project manager
- Comfort with codes, permitting, and residential building requirements
- Experience using CRM or work-order software, and general computer competence
- Strong organization and time management — you can hold 20 open jobs in your head and not drop one
- Clear, direct communication with technicians, vendors, and clients
- Available on site in Tampa, Monday–Friday, 8:00 AM – 5:00 PM
Preferred:
- Plumbing or HVAC license, or EPA 608 certification
- Experience working with property management companies or single-family rental portfolios
- Experience in a property maintenance work-order platform (Property Meld, AppFolio, Yardi, ServiceTitan, Salesforce, or similar)
Compensation and benefits
- $50,000 – $60,000 per year, depending on experience
- Quarterly bonuses

- Paid time off: 1 week in your first year, increasing to 3 weeks with tenure
- Monday–Friday schedule, 8:00 AM – 5:00 PM.
